What You’ll Do:
The Land Development Project Manager collaborates closely with the Director of Land Development to oversee the company's land entitlement and development initiatives. This role involves managing all facets of land development projects, ensuring that each endeavor meets the established quality standards, adheres to timelines, and stays within budget constraints.
 
Your Key Responsibilities Include:
  • Provide ongoing management and oversight of all phases of land development infrastructure construction, ensuring the successful delivery of finished lots to the Construction Department.
  • Collaborate with and manage consultants to develop comprehensive land development schedules and budgets.
  • Oversee land development schedules and budgets to guarantee the timely delivery of lots in alignment with the Division's business plan.
  • Manage the Municipal Utility District (MUD) process, including the Finance and Development Agreement and MUD Reimbursement Process for funding.
  • Coordinate on-site construction activities related to the scope of work with subcontractors and field consultants as needed.
  • Conduct regular reviews of all active development projects to monitor progress and contractor activities.
  • Ensure compliance with regulatory and safety requirements on all active construction sites, enforcing OSHA safety standards, traffic and dust control measures, and SWPPP control BMPs.
  • Communicate and enforce safety regulations and job standards to laborers and subcontractors on all construction sites.
  • Verify the delivery of materials for the import/export of fill, pipes, storm drains, concrete, and amenity construction.
  • Coordinate the inspection process with site contractors to schedule municipal and utility inspectors.
  • Interact daily with various company departments, field personnel, site contractors, subcontractors, field consultants, and representatives from jurisdictional agencies.
  • Maintain organized project files and records.
  • Manage the Community Start-Up and Turnover Process, transitioning from Land Development to Sales and Construction..
  • Perform other duties as needed or assigned.

 

 
What You Have:
  • Knowledge of heavy civil construction practices. 
  • Fluency in construction documents, surveys, and technical reports to maintain quality control and oversee all aspects of construction, including grading, storm drain, underground utilities, and paving infrastructure. 
  • Works well under pressure; highly organized. 
  • Ability to prioritize projects, plan, and execute to meet deadlines while organizing workflow. 
  • Sound judgment, with the ability to make decisions independently and consult with more senior construction personnel when necessary. 
  • Excellent written and verbal communication skills. 
  • Ability to explain complex issues in a way that is easily understood by associates in the industry and customers with limited knowledge of construction processes or terminology. 
  • Outstanding customer service skills. 
  • Strong interpersonal skills, capable of interfacing with all levels within the organization, including dissatisfied customers, outside vendors, subcontractors, and laborers. 
  • Excellent problem and conflict resolution skills, with the ability to handle and diffuse difficult situations and customer concerns positively.

  • Team player attitude, able to work effectively within cross-functional teams.

Your Education and Experience:
  • A Bachelor’s degree in a related field is preferred. 
  • At least 3 years of land development/infrastructure construction experience, with increasing project oversight experience preferred. 
  • OSHA 10/30 Construction qualification preferred. 
  • Intermediate knowledge of Microsoft Word, Excel, Outlook, and Project.

Compensation: Century Communities (the "Company") intends to offer the selected candidate an annual base salary in the range of $85,000 - $130,000 with the potential for other financial incentives. Actual offers will be based on a variety of factors, including experience. Employees will have access to paid time off, medical, dental, vision, basic life insurance, and the Company's 401(k) plan.
