What You’ll Do:
The Vice President of Land manages the pipeline of land acquisition, provides land asset management and reporting, and ensures compliance with all established land acquisition policies.

Your Key Responsibilities Include:

  • Travel estimated to be 25% to conduct property visits or required attendance at Divisional offices.
  • Ensures a robust land pipeline through management of Corporate Land Department resources dedicated to the following key aspects: deal sourcing, structuring, evaluating, and transacting on land investment opportunities.
  • Acts as a liaison between Corporate headquarters and the Region/Division management related to pipeline evaluation; land opportunity communication/presentation; and adherence to policy/procedure adherence.
  • Sets expectations from Corporate with the Region/Division management for capital allocations, financial hurdles, and land pipeline management.
  • Coordinates the Asset Management Committee package review and hearings weekly.
  • Leads weekly strategy calls with Region/Division management relative to land pipeline and growth prospects.
  • Resolves issues that arise during the purchase agreement negotiation; feasibility; and closing with partners from Division offices, Legal Department, and outside parties.
  • Analyzes markets and sub-markets and the respective Division's current land positions to identify gaps and strategic areas for concentrating future land acquisitions.
  • Maintains knowledge of market activities, trends, and opportunities and generates prospective land deals through networking with industry and local contacts, developers, brokers, other builders, land sellers, title companies, and others.
  • Sources multi-market or larger-scale opportunities throughout the Company platform.
  • Negotiates strategic programs with third parties, such as land/lot banking, joint ventures, and other arrangements allowing for more efficient capital deployment.
  • Continuous evaluation of local land department staffing levels and effectiveness.
  • Presents companywide land acquisition reporting weekly, monthly, and quarterly basis.
  • Prepares ad-hoc financial reports by collecting, sourcing, analyzing, and communicating information.
  • Leads asset management activities on certain portfolio-owned assets to generate more robust returns. 
  • Briefs executive management on land acquisition opportunities and outlook within respective regions.
  • Communicates and ensures compliance with all established land acquisition policies and procedures. 
  • Works with other Corporate partners to create areas of process improvement.
  • Provides instrumental support and recommendations in analyzing and reviewing all expansion transactions relating to organic growth and homebuilder acquisitions.
  • Negotiates national contracts for market research and land resources.
  • Perform other duties as needed or assigned.

What You Have:

  • Self-motived with impressive attention to detail and organizational abilities.
  • Demonstrated ability to design and negotiate deal structures that facilitate projects' conformance with applicable underwriting hurdles.
  • Ability to manage multiple priorities in a fast-paced environment in various time zones.
  • Complete understanding of land acquisition, land contracts and structure, land planning, entitlements, and land development projects. 
  • Expert ability to perform real estate market research and complex financial analysis, including developing and critically reviewing project financial pro forma and evaluating market opportunities.
  • Exceptional written and verbal communication skills, including researching and presenting strategic business scenarios and concepts.
  • Strong interpersonal and organizational skills, including interacting successfully with Divisional Offices, Legal Counsel, Corporate Management, and Land Sellers across the Company.
  • Expertise in residential Real Estate economics, Construction and Development Budgeting, Accounting practices, and general macro trends.

Your Education and Experience:

  • Experience with contract negotiation and terms agreement.
  • Prior experience evaluating opportunities and managing teams across multiple markets.
  • Market research experience preferred.
  • Prior experience with public homebuilding companies preferred.
  • A Bachelor's in Land Use Planning, Economics, Civil Engineering, Business Administration, Real Estate, Public Administration, Land Development, and/or equivalent combination of education and experience.
  • MBA and/or JD preferred.
  • Minimum of 15 years of experience in all land acquisition and analysis facets.
  • Expertise with MS Office suite, with a specific focus on Excel.
