What You’ll Do:

The Director of National Land Development supports Century Complete’s regional land teams by providing best practices and expertise to help manage the developers selling finished lots to the Company.  This includes working with developers, helping set development schedules and keep projects on schedule, working through entitlements, and ensuring lots meet the contractual requirements in the Purchase Agreement.  This National role requires travel to the different regions that Century Complete operates in.

Your Key Responsibilities Include:

  • Review plans and schedules with regional land teams and developers to provide input in maintaining/accelerating finished lot deliveries.
  • Work directly with 3rd party developers to establish land development schedules and associated land development budgets.
  • Manage progress payments and reimbursements to developers.
  • Provide guidance to regional land teams to help them better manage 3rd party developers.
  • Visit sites to ensure and verify development progress and ensure finished lots are consistent with finished lot conditions in the Purchase Agreement. 
  • Utilize Century's economies of scale with national/regional LD material suppliers and distributors to reduce LD costs by working with National Purchasing to create discount and direct buy programs.
  • Review and recommend in support of all material revisions to land development budgets.
  • Periodic reporting to supervisors.
  • Coordinate and manage surety obligations.
  • Help regions source new 3rd party developers.
  • Establish and grow the Company's network of land developer contacts, creating strategic partnerships on a market, regional, and national level.
  • Perform other duties as needed or assigned.

What You Have:

  • Adept at analyzing land development plans, budgets, and schedules and providing ideas to improve all.
  • Ability to supervise land planning and/or land development projects such as grading, roads, utilities, stormwater drainage, parks, amenity centers, entry monumentation, and community landscaping.
  • Creative and relentless problem solver, training others to do the same.
  • Public administration knowledge to facilitate the acquisition of information concerning map conditions, planning proposals, and government initiatives.
  • Strong interpersonal and organizational skills include interacting successfully with divisions, local officials, community leaders, staff, and the public, organizing and facilitating meetings and events, conducting negotiations, finding common ground, and developing consensus among disparate interests.
  • Strong written and verbal communication skills, including presentations to large and small groups.
  • Supervise the preparation of acquisition feasibility packages, including product recommendations, site-budget analysis, and risk mitigation measures.

Your Education and Experience:

  • Bachelor's degree or equivalent work experience 
  • 8+ years in development and entitlement of residential communities, land planning/management, residential real estate, or related activities.
  • Knowledge of real estate entitlement requirements and processes.
