We are looking for a career oriented Apartment Maintenance Supervisor to join our team at The Gates of Rochester in Rochester, MN. The Maintenance Supervisor is responsible for getting apartments ready in between residents, on-site maintenance calls, and preventative maintenance.

Schedule: Monday - Friday 8:00 AM to 4:30 PM day shift hours, on-call 1 week every 4 weeks 
($100 bonus every week you're on-call plus a minimum 1.5 hours for an emergency)
Full Time - Year Round work. No layoffs and overtime potential available!

 Qualifications/Duties: 
  • Supervise Maintenance Team of 7
  • Make Ready / Turning Units in between tenants 
  • Painting/Staining both interior and exterior applications
  • Working hand in hand with the Property Manager on a monthly budget review
  • Manage and adapt a preventative maintenance program
  • Managing coverage of a 24/7 emergency cell phone
  • Snow removal (when applicable)
  • Pool maintenance (where applicable)
  • Assist in capital projects including but not limited to rehab and/or major repairs
  • Assist in managing 3rd party vendors including gathering 3 bids for projects What 
  • 4+ years’ experience in maintenance, including 2+ years in multi-family housing 
  • 2+ years' HVAC experience and EPA Certification preferred 
  • Certified Pool Operator preferred. 
  • Experience managing/supervising 2+ employees 
  • Drywalling including painting and carpentry 
  • Working knowledge of plumbing including sweating copper pipe 
  • Working knowledge of electrical including outlets, switches and light fixtures 
  • Working knowledge to repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal 
  • Water heater knowledge both electric and gas
A maintenance skills assessment is administered during the interview process for this position
This role requires pre-employment screenings that include a criminal background check and a drug screening (we do not check for THC).
