Job Description:
The Area Chief Engineer is responsible for providing specialized support for all building systems at a portfolio of properties. Including the maintaining, troubleshooting and adjustments needed for large mechanical plant systems to include boilers, chillers, two/three/four pipe systems, circulating pumps, valves, steam engines and other commercial grade equipment. This includes a focus to identify equipment reliability opportunities and improving upon quality. This individual will partner with and assist the Senior Leadership members with troubleshooting and managing capital projects.
Key Responsibilities:
- Conduct administrative level quality control inspections according to established policies and schedules
- Verifying the accuracy and completion of preventative maintenance reports
- Assist in maintaining the equipment inventory in the CMMS
- Monitor the quality management program and ensure that problems and potential problems are addressed immediately, and any necessary administrative and other adjustments are enacted
- Interpret contract quality control program directives, design and coordinates development, upgrade and implement of quality management program plans, policies and procedures
- Interpret regulations and provide technical assistance to staff
- Monitor service call tracking systems and progress
- Documents all maintenance and repairs in accordance with established procedures.
- Participates in maintaining an adequate inventory of spare parts and supplies to ensure that there are no delays in repairs or replacements during normal maintenance
- Conducts start-up and shut-down tours
- Actively provide technical engineering support for on-site teams regarding operation, improvements, replacements, and/or upgrades for building systems and equipment.
- Identify and recommend potential building systems-related projects.
- Maintain equipment as needed and record performance data on equipment
- Lead efforts involving preventative maintenance requirements, process improvements, standards review and troubleshooting, equipment selection, and service vendors.
- Project management of capital projects such as major design changes, performance and process improvement changes, and reliability analysis and related improvements.
- Participate in due diligence community evaluations to determine the condition of physical assets as well as making recommendations for improvements pertaining to processes or equipment.
- Review and provide insights for new development including standards, building systems, existing conditions, equipment, and maintenance feasibility and logistics.
- Participate throughout the building commissioning, startup, training, and acceptance processes.
- Understand existing elevator and fire/life safety systems maintenance, making recommendation for process or capital improvements, and assisting in project management of modernization of any of these systems.
- Maintain central systems with large mechanical assets including chillers, cooling towers, elevators, generators, fire systems, data centers, and critical environment
- Buildings are open 24/7 so the candidate will need to be comfortable being on call 24/7
Qualifications:
Professional Experience:
- Minimum 10 years of experience providing engineering support for systems in the real estate industry, preferably in multifamily high-rise properties, office buildings, shopping malls, or hotels, with a focus on central plant operations and overall major building systems
- Minimum 5 years of experience with development, budgeting, and execution of capital improvement projects
- Strong working knowledge of all building systems including but not limited to MEP, commissioning, life and fire safety, elevator modernization, HVAC, and other centralized systems
- Experience with energy management systems as well as mitigating indoor air quality and other environmental issues
- Strong creative, organizational, problem solving, and time-management skills, and the ability to take a project from start to finish with minimal supervision
- Excellent interpersonal and communication skills and the ability to work well with tight deadlines and in a team environment
Education:
- Bachelor’s Degree in Engineering or equivalent from four-year college, university, or technical school OR 10+ years related experience and/or training or equivalent combination of education and experience
- EPA Universal Certification required
- OSHA 10-hour Certificate
- Stationary/Operator Engineers License preferred
- Must have at least two or more of the following certifications:
- NATE Core Service with Air Distribution Service Specialty
- RSES Certificate Member (or any higher level)
- HVAC Excellence Professional (light commercial air conditioning, gas heat, green awareness certification)
- BOMA – Systems Maintenance Tech
- SMA
- SMT
- Demonstrability experience
Computer Skills:
- Intermediate to advanced computer and internet knowledge
- Ability to fluently read and write English, accurately perform intermediate mathematical functions and use all on-site resident management software functions
Physical Demands:
- Physical demands may include the ability to lift up to 50 pounds. The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms, and hands. The team member may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member will be required to work at a personal computer. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.
