What we offer

As the Site Manager you are responsible for building all new homes within each phase of a community under construction.  Ultimately responsible for the on-time delivery of each home in accordance with company Mission and Values including high standards of quality and integrity.  The successful candidate will be responsible for the construction of 150-200 homes per year. In addition to being responsible for consistent execution of construction operations and maintaining an aesthetically appealing community - the Site Manager must facilitate a professional and efficient work environment.  Striving to achieve the company mission of The Best Homeowner Experience in all activities undertaken.

 

What you’ll do

  • Responsible for all site scheduling, for anticipating conflicts with schedules or people connected to schedule and resolving them in advance (if possible).  Reviews and approves all production schedules at site.  Ensures trade partner, inspector and supplier adherence to scheduled activities and prioritizes their overall requirements. 
  • Ensures complete adherence to construction process as per Mattamy Policy & Procedures.
  • Responsible to ensure that homes are closed on time, on budget and without deficiencies. 
  • Solves problems within level of authority/scope quickly, economically and in a way that preserves relationships.
  • Delegates tasks to Builders, Foundation Builders and Site Coordinators while maintaining responsibility for their performance.
  • Plans, organizes and conducts regular meetings with staff to review manpower, materials, quality, production and safety.
  • Acts as liaison between Construction and Head Office, Design Center Services and Sales Teams.  Communicates/ coordinates with other departments to ensure timeliness of permits, structural work orders, availability of colors and finishings and a seamless construction process.
  • Leads, teaches, mentors, and trains staff in technical skills and soft skills. 
  • Keeps Construction Manager informed of project’s current progress.  Reviews outlook of projects with Builder(s).
  • Ensures homes are built to requirements and specifications established by construction drawings, building codes, Alberta’s New Home Buyer Protection Act and Mattamy standards.
  • Develops and maintains strong, productive supplier and trade contractor relationships.  Communicates company quality and performance standards to each trade contractor and supplier.  Conducts periodic work inspections to ensure standards are met.
  • Supervises site staff, trade partners, Builders, Assistant Builders, New Home Technicians, Labourers and Community Coordinators. 
  • Approves subcontractor invoices for quality and quantity before issuing Payment.
  • Ensures consistent quality control, and adherence to standard operating procedures, conducts regular production inspections with/without Builder.  Field inspects finished homes on random QA inspections with the PDO Rep. with a view to quality and completeness.
  • Monitors critical paths for projects, trade contractor schedules, and cost control to ensure that homes are QA ready and meet expected quality and budgets.
  • Reviews start packages prior to commencement of home construction to ensure feasibility, clarity and intent of extras and changes described in paperwork.
  • Reviews and approves all rework invoices.
  • Contributes to ensuring a high level of Total Home Buyer Satisfaction.
  • Responsible for health and safety at site including: 
    • ensuring a safe work environment, trade compliance, safe work practices on site, immediate response; 
    • legislative compliance;
    • safety training;
    • incident reporting.

 

What you bring

  • Post-secondary education / Community College in related field or suitable combination of education and relevant industry experience.
  • Minimum 8 years residential construction management experience in the new home industry.
  • Experience with BuildPro would be considered an asset.
  • Extensive knowledge of Alberta Building Codes, Alberta Occupational Health & Safety Act (OHSA).
  • Clear understanding of contracts, plans, and specifications, as well as construction methods, materials and regulations. Includes knowledge of all trades, staff responsibilities, scheduling & scopes of work.
  • Ability to successfully manage multiple tasks and priorities while using a well-developed problem-solving ability to resolve issues as they arise.
  • Excellent organizational skills, including the tracking and control of costs and budgets.  Detailed and thorough.
  • Ability to train & mentor staff through advanced leadership skills with the ability to delegate as required.
  • Strong interpersonal and communication skills required, both oral and written. 
  • Skills in building relationships with a broad network of contacts, including trade partners & suppliers and a strong customer focus.
