Role Description

The Real Estate Manager manages and oversees the operations and activities related to Kal Tire’s real property assets. Specific areas of responsibility include real estate procurement, real estate and property management, leasing and disposition.

 

Responsibilities

Real Estate Management

  • Plans for and implements real estate scenarios, such as site relocations, acquisitions, downsizing, or reconfigurations.
  • Ensures needs of the business are understood and integrated into solutions; coordinates with other functional areas to ensure complex or multiple plan needs are met.
  • Provides real estate subject matter expertise to internal groups (legal, accounting, FP&A, etc.) as well as to external partners and real estate professionals.
  • Disposes of surplus property.
  • Resolves landlord disputes & other real estate issues pertaining to leased properties.
  • Coordinates with Real Estate and Construction project managers to support the ongoing workflow of the Real Estate and Construction department.
  • Controls costs and helps monitor general expenditures of the Real Estate and Construction department.
  • Participates in the leadership of the Real Estate and Construction department.

Site Selection and Real Estate Approvals

  • Manages site searches for both new locations and relocations as requested by Operations.
  • Completes the site selection process for business stakeholders by working with related functional areas to conduct market research, to prepare initial site and market analysis (trends, maps, competition reports, and general site information, etc.), and to coordinate site tours for business stakeholders.
  • Organizes site visits with Pre-Development Personnel / Construction Personnel as needed to review contractual obligations, physical aspects of site, identify development and permitting requirements, and confirm scope of work and budgets.
  • Coordinates and monitors real estate approval process & facilitates circulation of real estate documents.

Real Estate Portfolio Management

  • Oversees the lease portfolio database and ensures it is accurate and up to date (checks and approves lease abstracts, ensures accuracy of monthly rental payments, verifies completeness of lease documents in database, etc.).
  • Understands and actively manages future lease events and critical lease dates (breaks, extension options, expiry dates, rent reviews, notice periods, renewals).
  • Liaises between landlords and internal departments on security deposits, TI reimbursements, rent escalations, CAM reconciliations, etc.
  • Reviews key lease terms and protections prior to engaging landlords in offer to lease, lease and lease renewal discussions. Formulates strategy for securing needed protections.
  • Ensures Kal Tire lease standards are met.
  • Effectively manages lease renewal activities for the company's Real Estate portfolio. Works to obtain lowest cost and under terms and conditions acceptable to Kal Tire.
  • Improves Kal Tire's occupancy costs by aggressively negotiating rents and options, utilizing multiple strategies to create the needed leverage to secure concessions from landlords.
  • Reviews and manages leases to ensure Kal Tire compliance with all lease provisions and obligations.

Real Estate Resource

  • Establishes and maintains relationships with external service providers that provide current and accurate support for the real estate process.
  • Develops and cultivates relationships with landowners, brokers, developers, potential business partners, and professional organizations.
  • Represents and promotes Kal Tire to the Developer and Landlord communities.
  • Utilizes the broker network to provide key information regarding potential locations, trade areas, new developments in the area, and changes to the competitive landscape, gathering the necessary market knowledge for a successful negotiation.

 

Job Requirements

Work Experience

  • At least 5 years of experience in a related field and corporate environment.
  • 5+ years of previous progressively responsible experience.

Knowledge, Skills and Abilities

  • Knowledge of corporate real estate activities and experience directly managing real estate transactions.
  • Experience with comprehensive site selection tools which evaluate customer demographics, traffic drivers, location analogs and sales cannibalization.
  • Intermediate to advanced knowledge of MS Office software, particularly Excel and PowerPoint, with strong financial modeling and analysis skills.
  • Proficiency and demonstrated results in project and budget management, relationship management and managing multiple complex projects with sensitive timelines and people impact.
  • Working knowledge of environmental procedures and ability to observe and identify Areas of Potential Environmental Contamination.
  • Ability to exercise independent judgment on behalf of the Company to keep assigned projects on schedule and to minimize secondary cost impacts.
  • Strong negotiation and conflict resolution skills.

Education

  • A Bachelor's degree in business, finance or real estate is required.
  • Real Estate License/Designation.

 

Special Requirements

  • Must have a valid driver’s license.
  • Moderate physical activity, work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
  • Flexible and willing to travel regularly.
