About This Role
The Project Manager oversees and coordinates multiple residential construction projects from start to finish, ensuring that schedules and budgets are followed, safety standards are met, and quality metrics are attained. In this role, you will be responsible for simultaneously managing numerous projects at once, and bringing your knowledge of the market, vendors, subcontractors, contracts and other market specific activities to assist the Director of Operations for the Arizona with market buildout.
On a Given Day, Your Work Might Include
- Oversees initial planning stage by collaborating with architects, engineers, designers, subcontractors, or other involved parties.
- Develops and/or reviews and understands detailed specifications of jobs and scope of work necessary to complete project
- Develops and/or reviews project budgets by performing quantity takeoffs and procuring bids.
- Visits active job sites daily to assess project progress, collaborate with stakeholders, and troubleshoot as necessary.
- Schedules and coordinates projects in logical steps and budgets the time necessary to meet each deadline.
- Prepares and submits and/or reviews and understands initial budget estimates and regularly communicates with subs and/or client(s) concerning budget progress and costs.
- Reviews and approves project invoices and ensures adherence to the budget and schedule, and when issues arise, makes quick and/or necessary updates.
- Plans, coordinates, organizes, oversees, and directs activities regarding the construction and maintenance of assigned structures, facilities, and systems.
- Ensures safety standards and guidelines are followed on the jobsite and that all safety codes are met in construction.
- Collaborates with subcontractors to resolve problems, including work procedures, complaints, and construction issues.
- Collaborates with design professionals on design options and with customers on customization options during the pre-sale process.
- Cultivate and maintain strong, professional relationships with key stakeholders, including owners, managers, subcontractors, designers, tradesperson, field team, and Bellevue headquarter departments ensuring effective communication and collaboration.
- Assists Director of Operations, AZ with market specific knowledge regarding contracts, vendors, subcontractors, and other requirements.
- Models and reinforces actions and behaviors consistent with the Company's values, mission, and culture.
- Ensures adherence to MN standard work processes and takes ownership of improvement opportunities.
- Ability to create timely and accurate change orders.
Physical Requirements
- Ability to traverse and inspect all areas of a jobsite in all types of weather; this may include ascending and descending stairs and positioning oneself in various ways to inspect confined or difficult to reach spaces or areas.
- This position requires frequent use of a computer, including keyboard functions and visual acuity of 20 inches or fewer on a daily basis.
- Must be able to lift up to 60lbs occasionally with or without accommodation.
- Exposure to characteristic construction site hazards.
- Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite.
Travel & Vehicle Requirements
- Regular travel between job sites and/or the office is required
- Valid AZ State Driver’s License
- Acceptable driving record & proof of vehicle insurance. MN must be listed as an additional insured party on the vehicle insurance
What You’ll Need to Succeed
- Bachelor’s degree in Construction Science or Construction Management is strongly preferred.
- 3+ years of residential construction management experience with a high-volume residential plat builder.
- 1+ years of procurement related activities, to include contracts, subcontractors, vendors, etc., specific to the Arizona market.
- Hands-on residential construction experience in some capacity is strongly preferred.
- Knowledge of construction sequencing, means, methods and code requirements
- Ability to walk a job site and accurately assess the extent to which safety, quality, and productivity standards are being met by subs and field staff
- Excellent interpersonal as well as verbal and written communication skills
- Proficient in Microsoft Office Suite.
- Proficient in Scheduling Software.
- Ability to pull various permits and schedule inspections.
- Experience with Bluebeam or related PDF editing software required.
- Ability to remain flexible and efficient in a fast-paced environment
- Ability to make reasonable, rational, quick decisions while under pressure and when faced with unexpected occurrences or delays
- Ability to effectively multitask and juggle multiple, simultaneous demands
- Ability to review and accurately interpret engineering, architectural and other construction drawings
- Ability to adopt MN processes and standards
- Some fluency with Spanish (read/write/speak) is preferred
