About This Role
As a Purchasing Manager, you will play a pivotal role in streamlining procurement processes, managing trade partnerships, and supporting the overall success of our construction projects. Your expertise in contract negotiation, budgeting, and operational efficiency will directly contribute to the high standards and quality we deliver in every home we build. On a Given Day, Your Work Might Include 
  • Coordinate with internal teams to ensure timely and accurate preparation of bid documents and procurement packages.
  • Review and analyze bids to verify compliance with project specifications and cost targets.
  • Negotiate contracts with trade partners and vendors, focusing on achieving optimal value and alignment with project requirements.
  • Maintain and update scopes of work, agreements, and procurement records to ensure accuracy and transparency.
  • Collaborate with design, architecture and construction teams to identify opportunities for cost optimization, including product selection and value engineering.
  • Track and manage rebates, ensuring accurate reporting and cost savings are reflected in project budgets.
  • Monitor the performance and financial stability of trade partners, addressing concerns proactively and fostering strong, collaborative relationships.
  • Research and onboard new vendors or suppliers to support project needs and strengthen the supply chain.
  • Analyze procurement data to identify trends, forecast needs, and drive improvements in processes and cost efficiency.
  • Conduct material takeoffs and assist in preparing detailed budgets for upcoming projects.
  • Support the team with occasional site visits to verify alignment between procurement objectives and field operations.
  • Performs other related duties as necessary or assigned.

Physical Requirements
  • This position requires frequent use of a computer, including keyboard functions and visual acuity of 20 inches or fewer on a daily basis.
  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift up to 20lbs on occasion with or without accommodation.
Travel & Vehicle Requirements
  • Occasional local travel within the Scottsdale area and potentially to headquarters (Bellevue, WA), and/or other markets. 
What You’ll Need to Succeed   
  • Bachelor’s degree in Business Administration, Construction Management, Supply Chain Management, or a related field preferred; high school diploma required.
  • Minimum of 3 years of procurement experience, and 1 year of residential (or related) construction experience.
  • Experience in contract negotiation and managing vendor relationships is required.
  • Hands-on residential construction experience and/or exposure is a strong advantage.
  • Strong analytical and problem-solving skills with the ability to interpret data and provide actionable insights.
  • Proficient in reading and understanding architectural and engineering drawings to inform procurement decisions.
  • Exceptional organizational skills and the ability to manage multiple deadlines and priorities effectively.
  • Proficiency in MS Office Suite (especially Excel) and Bluebeam; Salesforce experience is a plus.
  • Clear and professional communication skills, both written and verbal, with a collaborative mindset.
  • Adaptability and resilience when managing shifting priorities in a fast-paced environment.
  • Familiarity with sustainable building practices and energy efficiency standards is a plus.
