What we offer
The Senior Project Manager is responsible for day-to-day project and construction management across multiple concurrent Stelumar Communities projects, partnering closely with the leadership team, consultants, and site staff to deliver projects on time and on budget. The role owns project costing, estimating, and proposals, and joining at this stage will help shape the processes and project rigor that define Stelumar's development arm. The ideal candidate brings an entrepreneurial drive, strong interpersonal skills, and a proven track record of successfully delivering multi-family residential projects and mentoring project delivery teams.
What you’ll do
- Independently deliver multiple concurrent Stelumar Communities projects on time and on budget, ensuring company processes, procedures, and policies are followed throughout.
- Develop and maintain the project cost plan, cash flow forecast, and detailed schedule; track committed costs, anticipated costs, and cost-to-complete; identify variances early and recommend corrective action, with reports reviewed monthly by senior leadership.
- Prepare and progressively refine project estimates from conceptual and schematic stages through design development, tender, and hard-bid, ensuring estimate accuracy improves at each project gate.
- Review, price, and negotiate change orders and contract amendments; manage contingency draw down and maintain a current view of forecast final cost.
- Lead contract negotiation, award, and administration — including solicitation, evaluation, and selection of consultants and sub-trades — ensuring compliance with company procedures and policies.
- Serve as a key advisor to senior leadership on project risk, strategy, and portfolio-level decision-making across Stelumar Communities' development pipeline.
- Solicit, level, and analyze trade and supplier pricing; prepare bid comparison summaries and award recommendations supported by scope clarifications and pricing assumptions.
- Drive design development and preconstruction: lead value engineering, peer and constructability reviews, and the construction and traffic management plans; ensure consultants' deadlines are met for SPA, permits, tender, and IFC.
- Review and analyze drawings and specifications, ensuring clear communication to the project team, site staff, and trades.
- Establish and implement quality assurance and quality control programs; benchmark project costs against historical data and industry comparables, and contribute to a unit-rate and assembly-cost database to improve estimating accuracy on future projects.
- Lead, mentor, and develop project staff through ongoing performance management, acting as a senior point of escalation for complex project and site issues.
- Perform other duties as assigned.
What you bring
- Post-secondary education in Engineering, Architecture, Construction Management, related field, or suitable combination of education and experience.
- 10+ years of progressive experience and success in leading residential or commercial construction projects, including experience mentoring or supervising project managers and coordinators
- In-depth knowledge and experience of pre-fabricated construction methodologies, specifically engineered lumber and building science applications.
- In-depth knowledge of Ontario Building Code, safety legislation, and Ministry of Labour guidelines/procedures.
- Experience in procurement of construction sub-contracts on a project level basis.
- Knowledge of municipal planning by-laws, project permitting process, and zoning
- Ability to generate, review, and administer complex subcontracts and purchase orders, ensuring all risks are mitigated and opportunities are identified.
- Knowledge of Tarion, warranty processes, and construction performance guidelines
- Understanding of procure to pay process.
- Valid Class G driver’s license with the ability to travel as required to various job sites.
Bonus Points
- Experience in Design and Construction Management with understanding the stages of the Design and Construction process.
- Working knowledge of JDE, MS Project, AutoCAD and Procore.
- PMP certification.
