Gaines Investment Trust is seeking a highly skilled Regional HVAC & Maintenance Specialist to support maintenance operations across multiple apartment communities in the Tulsa area. This role is ideal for a hands-on maintenance professional with strong HVAC diagnostic experience who thrives in a fast-paced environment, enjoys solving complex maintenance issues, and takes pride in supporting onsite teams while helping maintain high community standards.
This position plays a key role in advanced troubleshooting, preventative maintenance, vendor coordination, property inspections, and supporting onsite maintenance teams across the portfolio.
Compensation
$70,000–$80,000 per year, depending on experience and qualifications, plus performance bonus opportunities.

What You Will Do
• Support maintenance operations across multiple multifamily apartment communities
• Diagnose and troubleshoot HVAC systems, plumbing, electrical, appliances, boilers, pumps, motors, roofing, lighting, pools, security systems, and general maintenance issues
• Perform hands-on repairs and preventative maintenance using personal tools and maintenance expertise
• Partner with onsite maintenance teams to troubleshoot and complete repairs efficiently
• Help reduce vendor and repair expenses by completing smaller projects internally whenever possible
• Obtain vendor bids and coordinate contractor repairs with urgency and follow-through
• Evaluate contractor performance and service quality across properties
• Conduct routine property inspections to identify maintenance, safety, and compliance concerns
• Assist in ensuring permits and licenses remain current and compliant
• Review maintenance shops and storage areas for organization and cleanliness
• Support and train onsite maintenance teams through hands-on guidance and coaching
• Coordinate with onsite teams, Regional Managers, vendors, and company leadership regarding maintenance projects and property needs
• Prioritize multiple projects, maintenance issues, and emergency repairs simultaneously
• Assist with after-hours maintenance emergencies and on-call needs as requested
• Maintain professionalism, strong communication, and a high level of customer service
• Perform additional duties as assigned

What You Will Bring
• Must currently live near Tulsa, Oklahoma
• Valid driver’s license and reliable transportation required
• English fluency required
• 3+ years of apartment maintenance, facilities maintenance, HVAC, or related experience preferred
• Strong HVAC diagnostic and troubleshooting experience required
• EPA certification preferred
• HVAC contractor license preferred, but not required
• Hands-on experience with plumbing, electrical, appliances, carpentry, drywall, painting, pools, boilers, and general maintenance repairs
• Ability to diagnose problems, prioritize tasks, and work with a strong sense of urgency
• Strong communication, organization, and time management skills
• Ability to work independently and collaboratively with onsite teams
• Comfortable responding to maintenance emergencies and operational needs as required
