Associate, Debt Capital Markets

This Opportunity
Our Chicago office is seeking a Debt Capital Markets Associate who possess a broad understanding of debt capital sources, has strong technical and relationship building skills, and an ability to multitask, managing multiple transactions at one time.
Responsibilities include, but are not limited to:
- Work closely with the Head of US Capital Markets on all aspects of financing activity for clients of the North America Private Equity and Private Debt groups
- Work with Heitman Portfolio Management and Acquisitions staff to ensure efficient and effective handling of debt financing/refinancing needs for clients of the North American Private Equity group
- Participate with Heitman Private Debt team to evaluate financing strategies and source debt capital for bridge lending programs.
- Assemble property and business plan information and financial models to prepare loan request packages for distribution to lenders
- Organize, answer and communicate responses to lender questions during loan request underwriting
- Assemble and negotiate loan terms, prepare comparative matrix of terms and assist in evaluation of recommended financing choice
- Assist in analysis of interest rate derivatives and loan structural covenants
- Assist with the closing process, working closely with joint venture partners, lawyers, and property due diligence teams
- Review loan documents for compliance and consistency with term sheets
- Network with lenders and expand upon existing Heitman lender relationships
Qualifications:
- BA in business or related field
- Demonstrated experience in real estate finance or equity investment analysis
- 1-3 years prior experience with a lender or debt advisor preferred
- Excellent written/verbal communication skills
- Strong analytical skills including Argus and Excel modeling preferable
- Solid working knowledge of word processing, spreadsheet, PDF and PowerPoint applications
- Must be a self-starter and self-motivated and have strong multi-tasking skills
- Must be detail oriented and able to work with limited supervision
- Experience with fixed and floating rate mortgage financing, lines of credit, repurchase facilities and/or note finance are desirable
- Strong interpersonal and social skills required

The expected annual base salary range for this role is $75,000-$90,000 and will be further discussed during the interview process. This range represents what Heitman reasonably and in good faith believes we would pay a qualified candidate for this role at the time of posting (based on a full-time equivalent schedule). Your actual base salary placement will depend on factors such as (but not limited to): your relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition, all of our team members are bonus eligible and participate in a generous annual bonus plan, with the percentage varying based on your role and level, ensuring that your contributions are recognized and rewarded.
