The Hotel Business Analyst in the Analysis Department is responsible for supporting the analysis, evaluation, and acquisition of hotel properties for management by the company. This role involves conducting financial modeling, market research, due diligence, and competitive analysis to identify acquisition opportunities, optimize investment returns, and ensure the successful integration of acquired properties into the management portfolio. The Analyst will also work closely with internal teams, including operations, revenue management, and finance, to assess the strategic fit of potential acquisitions and provide recommendations for future growth.

Key Responsibilities
Market and Property Analysis:
- Conduct in-depth market research to identify emerging trends, opportunities, and risks in the hospitality sector.
- Analyze regional and national markets for investment opportunities based on supply/demand dynamics, competitive set performance, and economic indicators.
- Perform detailed financial assessments of potential hotel acquisitions, including revenue projections, operating costs, capital expenditures, and profitability forecasts.
- Evaluate the operational performance of target properties, including occupancy rates, ADR (Average Daily Rate), RevPAR (Revenue per Available Room), and other KPIs.
Financial Modeling and Due Diligence:
- Build and maintain financial models (Excel, ARGUS, or other tools) to assess the viability of acquisition opportunities and predict potential returns.
- Conduct sensitivity analysis and scenario modeling to understand potential risks and returns under different market conditions.
- Assist in the due diligence process for new acquisitions, including reviewing financial statements, contracts, legal documentation, and property inspections.
- Collaborate with legal, finance, and operations teams to ensure accurate and comprehensive evaluations of potential investments.
Strategy and Recommendations:
- Provide actionable insights and recommendations to senior management based on a thorough analysis of acquisition targets and market conditions.
- Present management opportunities, including pro-forma financial projections, risk assessments, and strategic fit analysis, to the Acquisition Committee.
- Recommend optimal financing structures (debt/equity ratios, loan terms) for potential acquisitions.
Integration and Post-Acquisition Performance Monitoring:
- Work closely with the operations and revenue management teams to develop integration plans for newly acquired hotels.
- Monitor the performance of newly acquired properties post-acquisition to ensure alignment with projected financial targets and KPIs.
- Assist in identifying operational efficiencies, cost savings, and revenue optimization opportunities in the newly acquired properties.
Competitive Benchmarking and Industry Research:
- Track industry trends and competitor activities to identify growth areas and potential acquisition targets.
- Evaluate the competitive landscape for target properties, including analyzing direct competitors’ performance, pricing strategies, and market positioning.
- Maintain knowledge of hotel valuations, cap rates, and deal structures in the industry to inform investment decisions.
Reporting and Presentations:
- Prepare detailed reports and presentations for senior leadership, summarizing analysis, findings, and recommendations regarding acquisitions.
- Create presentation decks for meetings with investors, stakeholders, or potential partners.
- Ability to provide statistical analysis on data sets.
Accounting Functions:
- Prepare and examine financial records, ensuring compliance with accounting principles and company policies.
- Reconcile accounts, verify transactions, and ensure the accuracy of financial data.
- Maintain and track hotel-related financial documents, including invoices, receipts, and payment records.
Collaboration and Cross-Functional Coordination:
- Collaborate with various internal departments, including operations, sales and marketing, and revenue management, to ensure that acquired hotels align with company strategies.
- Liaise with external partners, including real estate brokers, investment bankers, legal teams, and consultants, to facilitate the acquisition process.
- Assist in the preparation of investment memorandums and presentations for potential partners.
Qualifications
Education:
- Bachelor’s degree in Hospitality Management, Finance, Business Administration, Real Estate, Economics, or a related field. An MBA or other advanced degree is a plus.
Experience:
- 2-4 years of experience in hotel investment analysis, hospitality finance, acquisitions, or related fields within the real estate or hospitality industry.
- Strong background in financial modeling, market research, and competitive analysis.
- Experience working with hotel management companies, real estate investment firms, or private equity firms focused on hospitality investments is preferred.
Skills and Competencies:
- Advanced proficiency in financial modeling (Excel, ARGUS, or similar tools), valuation techniques (DCF, cap rates), and investment analysis.
- System Knowledge – Excel, Profit Sword, SharePoint, and Great Plains.
- Strong understanding of hospitality performance metrics, such as ADR, RevPAR, occupancy, and operating profit margins.
- Ability to analyze and interpret large volumes of data and present actionable insights.
- Strong communication, presentation skills, and data visualization, with the ability to communicate complex financial concepts to technical and non-technical stakeholders.
- Knowledge of hotel operations and the impact of operational decisions on financial performance.
- High attention to detail and strong organizational skills.
Preferred Qualifications:
- Experience in hotel acquisitions or portfolio management.
- Familiarity with hotel property management systems (PMS), revenue management systems (RMS), and financial management software.
- Exposure to hotel renovation or repositioning projects is a plus.
- Ability to travel – Due Diligence, as needed.
