Retail Property Manager | High Street Atlanta - Atlanta, GA
The Retail Property Manager is charged with overseeing the retail component of High Street; a 42-acre mixed use property in Atlanta GA. This position will report to the Senior Vice President of Commercial Asset Management, and partner with the onsite Windsor team to assist in all aspects of retail property management. Daily duties include the day-to-day implementation of policies, and procedures that will assure well-managed and well-maintained commercial spaces. This is an on-site position based in Dunwoody Atlanta. The High Street Retail Property Manager will embrace our company values of accountability, inclusiveness, energizing and courageousness.
Your skills:
- Act as main point of contact for all retailers assisting with all retail lease interpretation matters and all retail operational questions. Ability to interact with both local and national tenant contacts imperative.
- Providing excellent customer service for retail tenants, including responding to retail tenant requests and providing follow-up to ensure satisfactory resolutions.
- Nurture relationships with onsite retail management; conducting regular meetings to discuss operational issues and marketing initiatives.
- Oversight of Event Lawn Programming; assist in creating a thriving programming that energizes the community and brings constant stream of traffic to the asset.
- Stay abreast of lease terms for both new and existing tenants to understand maintenance obligations and the effects those obligations have on the day-to-day operations of the center.
- Work alongside tenants and tenant construction team to create a healthy “onboarding” experience for national tenants getting to know the area, office tenants getting familiar with working in a retail center, and for local tenants getting to know GID/Windsor
- Assist in maintaining all tenant files, including lease documents and tenant correspondence.
- Oversee retail tenant lease administration; memorializing and tracking all significant lease dates in Yardi database management
- Oversee retail AR; including ensuring late fees are applied in accordance with lease documentation and taking legal action as required to obtain collection.
- Oversee retail tenant sales reporting data; ensure percentage rent is billed/collected per lease documentation.
- Responsible for COI tracking
- Prepare retail annual budgets
- Review monthly retail operating statements for accuracy and variance analysis. Proactively manage NOI and cash flow.
- Prepare annual recovery reconciliations; ensuring income maximization while adhering to lease provisions.
- Manage all retail operational aspects related to the commercial tenants, including tracking of HVAC service contracts, fire alarm servicing, GI service contracts, utility bill backs.
- Oversee coordination for all retail tenant move in’s and move out’s including providing emergency contacts, insurance requirements, rent collection procedures, and maintenance requests.
- Oversight of all third-party vendors servicing the retail component of the project to include Valet Operator, Porter Service, Security, Concierge, Landscapers, Snow Removal, Trash and Oil Containment Services.
- Negotiate RFP’s for vendor service contracts, maintain and develop relationships to achieve optimum performance and competitive pricing. Select great + knowledgeable vendors and negotiate the best deals by building thorough scopes of work and managing the bidding process.
- Oversight of Third-Party Office Manager to ensure cohesive management standards across the Mixed Use Development.
- Support Retail Brokers with leasing tours as needed; ensure vacant retail spaces are maintained in show ready condition.
Qualifications:
- Bachelor's degree (B. A.) from four-year college or university; and minimum two years related experience and/or training in retail property management; or equivalent combination of education and experience.

The base salary is $95,000, which may increase based on experience, and includes a base salary plus a bonus program.
