Position Summary: In accordance with Wallick Mission and Values, the Senior Vice President (SVP) of Asset Management at Wallick Communities will provide strategic leadership and oversight for the company’s real estate portfolio, ensuring that asset performance aligns with the owner’s long-term goals. This includes managing the operational efficiency, financial performance, and strategic disposition of properties. The SVP will work closely with other executives, external partners, and stakeholders to maximize value, ensure compliance, and identify opportunities for portfolio growth. 
 
Qualifications:
Education & Experience:
            Bachelor’s degree in real estate, finance, business administration, or a related field; MBA or other advanced degree preferred.
            10+ years of experience in asset management, real estate investment, or related fields, with a history of managing others.
            Must possess the ability to understand partnership agreements and negotiate business terms for the best outcomes for Wallick.
            Preference for someone who understands LIHTC program, HUD programs, and senior living programs.   
 
Key Responsibilities:
Strategic Leadership:
            Develop and execute long-term strategies for asset management in alignment with company goals.
            Act as owner representative on all assets in the Wallick portfolio.
            Partner with senior leadership on acquisitions, dispositions, and capital planning to optimize portfolio performance.
            Actively participate in shaping the policy and process changes related to new lines of business (ie – workforce housing).
 
Portfolio Oversight & Optimization:
            Monitor and report on overall health and performance of the portfolio.
            Conduct annual site inspections of all Wallick communities to analyze the overall condition of the property and make appropriate recommendations.
            Mine the portfolio for opportunities to purchase LP interests from third parties, including Y15 LIHTC investors and individuals within non-LIHTC partnerships.
            Ensure proper execution of duties for third party asset management contracts.
            Perform investor relations tasks associated with private placement investments.
            Gain an understanding of larger industry best practices for portfolio management and implement where appropriate within the Wallick portfolio.
 
Financial & Operational Management:
            Owner of asset management business unit budget, create the budget and perform against the budget.
            Makes complex decisions requiring a great amount of judgment. 
            Track asset performance against pro forma reporting variances to development for refinement of   future deals.
 
Stakeholder Communication:
            Serve as the primary liaison between ownership, investors, and third-party management companies, ensuring clear and transparent communication regarding asset performance.
            Must possess the ability to effectively present information to other executives or larger teams.        
 
Team Development & Leadership:
            Build, mentor, and lead a high-performing asset management team.
            Provide guidance, feedback, and development opportunities for team members to enhance skill sets and contribute to overall company success.
            Foster a collaborative, results-oriented culture across departments and functional teams.
 
 
Skills & Competencies: 
            Strong financial acumen, with experience in budgeting, forecasting, and financial reporting.
            Must possess the ability to think critically and strategically to solve day to day issues and yet be able to focus on the long-term strategy of the portfolio.            
 
Physical Demands:
Position requires work to be performed in an office setting. Extensive use of a computer, keyboard and mouse; requires walking talking, seeing and hearing. Must be able to work in a fast-paced environment.
 
Work Environment:
Work takes place in an office setting with moderate noise levels. Site visits, including overnight travel, will be required.
