Starwood Real Estate Income Trust, Inc. is a perpetual-life, monthly NAV REIT that directly invests in high quality, stabilized, income-producing real estate. SREIT is managed by Starwood REIT Advisors L.L.C., a subsidiary of Starwood Capital Group. 
The SREIT Real Estate Valuation group’s primary function is establishing fair market values of the underlying assets in SREIT’s real estate portfolio through third party appraisals and internal valuations.
 Responsibilities include:
  • Manage monthly valuation process for SREIT, which includes global investments across multiple sectors, primarily multifamily and industrial
  • Oversee and coordinate supporting documentation and backup for valuations in conjunction with the asset managers in accordance with SREIT’s monthly valuation process
  • Interface directly with various teams including, Asset Management, Portfolio Management, Acquisitions, Capital Markets and Accounting teams in preparing valuations, which includes financial modeling and valuation analysis
  • Develop and manage third-party relationships with appraisal firms
  • Coordinate third-party debt valuations with the Capital Markets team and our third-party advisors
  • Maintain tenant database and update with pertinent information such new leases, amendments, leasing metrics, occupancies, tenant credit ratings, and more
  • Conduct impairment analyses, in conjunction with the quarterly audit process
  • Aid in valuation automation projects and assisting in enhancing the group’s reporting processes, procedures and analytics
  • Review / prepare summaries, presentations and memorandums for senior leadership and board of directors
  • Support SREIT’s finance and investor relations teams on an ad hoc basis for due diligence and/or investor requests
  • Perform ad hoc sensitivities and analyses to assess the impact of material market events on the portfolio valuations (e.g. regulatory changes, interest rate movements, etc.).
  • Managing and mentoring junior staff
Qualifications 
  • Bachelor’s degree in real estate, finance, business or related area with strong GPA
  • 6-10 years of real estate valuation experience
  • Experience with open-ended real estate fund finance, valuations and performance reporting
  • Strong understanding of real estate valuations and cash flow modeling, including Excel and Argus
  • Strong leader with solid business judgment who has ability to partner across teams, highlight key issues and develop recommendations
  • Excellent communication skills (both written and oral)
  • Strong analytical and quantitative skills and detail-oriented
  • Highly organized and ability to multitask with many priorities
  • A true self-starter capable of accomplishing complicated tasks with limited supervision
  • Authorization to work in the United States
