Position Overview:

The Development Manager (DM) will support the Head of Asset Management & Value Add Investment (Head of AM & VA) in successfully delivering projects across a diverse £10bn+ international portfolio, including retail and industrial projects in both developer and funder capacities. The DM will appoint the design team, secure planning permissions, and oversee project delivery from start to finish. This role requires high collaboration, with daily interactions across Realty Income and with external clients, advisors, and stakeholders. This opportunity is ideal for an experienced Senior Project Manager or Development Manager looking to grow a new capability within an established and rapidly expanding business with a substantial development project pipeline.

 

Key Responsibilities:

  • Coordinate all development pipelines across the international portfolio and deliver capital expenditure initiatives, reporting progress, commercial performance, risks, and issues to the Head of AM & VA.
  • Collaborate with the US Development Team on pipeline tracking and quarterly reporting reconciliation.
  • Work with the US Construction and Procurement Team on all CapEx projects, ensuring adherence to internal procedures.
  • Partner with the Property Management Team on maintenance and CapEx initiatives.
  • Provide technical due diligence, review, and monitor forward fund agreements and joint venture agreements with key partners.
  • Manage pre-contract activities, including planning applications and procurement processes.
  • Lead CDM, Health & Safety, and statutory regulatory approval processes for all international construction activities.
  • Appoint and coordinate consultant project teams across the international portfolio.
  • Ensure projects are procured using the most appropriate contracts and procurement methodologies.
  • Serve as the lead contact for the Asset Management Team on development feasibility opportunities.
  • Assist the Asset Management and Investment Teams with development appraisals, acquisitions, and repositioning strategies.
  • Develop client briefs for all construction projects and ensure they deliver agreed project outcomes.
  • Maintain and manage reporting processes across the portfolio and multiple consultant teams.

Qualifications:

  • Minimum of 6 years’ commercial real estate-related experience.
  • Undergraduate degree in a related field (B.S. or B.A.).
  • Chartered Surveyor (MRICS).
  • Retail development experience, including extensions, amalgamations, downsizes, refurbishments, new developments, and asset repositioning projects.
  • Industrial and logistics development experience, including large single-box and multi-unit development projects.
  • Experience leading consultant and project teams on multiple projects simultaneously.
  • Consultancy or client organization experience delivering capital projects across the UK and Europe.
  • Familiarity with JCT & SBC forms of contract and the ability to advise on contract selection.
  • Skilled in negotiating planning legal agreements and lease technical negotiations.
  • Excellent verbal, written, and interpersonal communication skills.
  • Strong analytical skills for identifying issues, assessing risks, proposing alternatives, and making recommendations.
  • Strong work ethic, teamwork capabilities, and project management skills.
  • Thorough knowledge of commercial real estate principles.
  • Extensive experience managing development projects from start to finish.
  • Proficiency in Excel and Word.
