Realty Income is looking to hire a San Diego based Senior Manager or Director of Internal Audit, who will be responsible for managing a team, leading internal audits, Sarbanes-Oxley compliance activities, participating in the Enterprise Risk Assessment and formulation of the audit plan, as well as other projects as assigned. You will support the development and deployment of data analytics and data visualization to deliver business intelligence.     
In this position, you will have a unique view of Realty Income, with a lens into all aspects of the Company’s audit process. As an Internal Audit management team member, you will work closely with and report to the VP, Head of Internal Audit. Internal Audit functionally reports to the Realty Income Audit Committee Chair of the Board of Directors, and administratively to the Chief Financial Officer. Internal Audit is part of the larger Finance organization.    
What you will be working on:    
Internal Audit Plan    
  • Participate in the Enterprise Risk Assessment and developing a dynamic risk-based audit plan.
  • Maintain an informed perspective on organizational risks.
  • Design and lead audits to evaluate the Company’s strengths and the processes employed by management to effectively identify and manage risk.
  • Evaluate compliance with policies and procedures.
  • Provide value added recommendations to improve processes.
  • Identify reportable issues, perform root cause analysis, and provide remediation recommendations.
  • Ensure identified audit findings have been vetted with appropriate management.
  • Ensure audit results are presented in a clear and concise manner.
  • Monitor progress to ensure corrective actions are implemented timely.
  • Communicate results of audit and consulting projects via written reports and/or oral presentations to management.
Sarbanes-Oxley     
  • Maintain and continuously rationalize the Sarbanes-Oxley (SOX) risk assessment and control matrices, ensuring alignment with COSO 2013 standards.
  • Coordinate annual SOX testing project, including timeline management, staff assignments, and external auditor collaboration.
  • Oversee SOX testing progress, tracking KPIs, conducting team meetings, and adjusting workloads as necessary.
  • Conduct testing and analysis of high-risk internal controls, ensuring design and operational effectiveness.
  • Supervise and review SOX testing activities, providing guidance to staff, control owners and performers.
  • Educate stakeholders on SOX compliance best practices and facilitate their participation in control walkthroughs.
  • Deliver department training to enhance testing quality and provide ongoing feedback for staff development.
  • Interpret regulatory (e.g., SEC, PCAOB) and industry framework (e.g., COSO) changes, recommending adjustments to meet requirements and improve processes.
  • Report to senior management and external auditors on testing approach, performance, and identified deficiencies; lead discussions to minimize rework and promote reliance on internal audit workpapers.
Data Analytics    
  • Support the development and deployment of data analytics and data visualization to deliver business intelligence.
    
Leadership    
  • Serve as a coach and mentor and provide opportunities for on-the-job training for staff, as well as other team members.
  • Facilitate team meetings and trainings to promote continuous development and learning.
  • Work with VP, Head of Internal Audit and Audit Management team to develop, update and implement department audit methodology, including all related templates, desktop procedures, tip sheets.
  • Assist with preparation of Audit Committee materials.
  • Participate in recruiting, on-boarding & development of Internal Audit personnel.
  • Build effective working relationships and trust with business partners across the organization.
    
What we need from you:    
  • Bachelor’s degree in Accounting, Finance, Business, Technology or related field.
  • Senior Manager: 8+ years of professional audit experience with two years previous supervisory experience.
  • Director: 10+ years of professional audit experience with four years previous supervisory experience.
  • CPA, CIA, or CISA or other related certification.
  • A strong understanding of IPPF Internal Auditing Standards and techniques; deep experience with risk-based internal auditing and annual planning; demonstrated knowledge of SOX 404 regulations and compliance.
  • Outstanding communications skills, including ability to present to, advise and educate Executive leadership and Board of Directors. Must be able to convey complicated topics and issues in a straight-forward and concise manner, and be able to tailor communication style to the audience including such matters as engagement objectives, evaluations, conclusions, and recommendations.

Senior Manager: The base salary for this role is in the range of $117,256 to $156,120.     
Director: The base salary for this role is in the range of $127,441 to $210,623.    
    
In addition, you may be eligible for an annual discretionary bonus and an annual discretionary stock award, (dependent on date of hire) to be discussed during the initial phone interview. Base salary and total compensation package determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
