Position Overview:
The Vice President of Strategy & Insights will provide management with insights and recommendations on credit and store-level analysis for Retail, Industrial, and other Real Estate asset classes, primarily for assets located throughout the US. The analysis will be used in the acquisitions and portfolio management decision-making process. This role has management responsibilities and plays a key role in the future success of the Company by providing proactive research and well-thought-out and substantiated conclusions in support of investment decisions and growing our portfolio through new verticals, industries, and/or clients.
Key Responsibilities:
Analytics & Presentations
- Responsible for the comprehensive analysis of selected industry verticals’ companies’ financials, store-level P&Ls, and industry dynamics using a combination of reported financials, third-party news and research, meetings with tenants, interviews with industry experts, and attendance at industry conferences/events.
- Provide in-depth industry reports and presentations to IC and the Board of Directors.
- The Strategic & Insights Report outlines the financial condition of the prospective tenant, along with the Vice President’s investment opinion on the transaction. This report plays an important part of the Investment Committee and Board of Directors’ decision-making process on a majority of transactions.
- Communicate effectively, through both written and verbal communication, in order to support recommendations on various tenants and industries. This function is essential in maintaining the senior executives and Board of Directors’ confidence in the Department’s investment analysis and fiduciary responsibility for the portfolio.
- Monitor and review tenants’ credit to minimize adverse credit events/portfolio losses.
- Continues to maintain Realty Income as the “gold standard” for Research for net lease REITs.
- Establishes the tenant and industry outlooks for Realty Income and spearheads the formulation of changing viewpoints and necessary changes to our investment criteria.
- Assist the Head of Credit Research with bringing new industries that may be appropriate for future investments (e.g., dialysis, veterinary care).
- Deepen industry knowledge by further developing contacts, aligning departments by targeted industry verticals, and attending conferences.
- Inform, advise, and communicate with the Head of Credit Research on ongoing issues with current and prospective tenants.
Strategic Research
- Proactively managing portfolio by working closely with the Head of Credit Research and Asset Management in recommending tenants/industries to consider exiting if appropriate.
- Support the Chief Strategy Officer, Head of Credit Research, and department in vetting non-traditional assets and growth avenues.
Leadership
- Work with associates within the Research department on various projects (training them on writing research reports, industry and financial analysis, and interviewing management).
- Demonstrates leadership within Realty Income by fostering our culture and acting as an ambassador for our brand. This also includes reaching out to other departments to strengthen intercompany relationships.
- Attends due diligence trips to access tenants’ operations and management teams and foster new and existing relationships with tenants and financial sponsors.
- Communicates and works in tandem with other departments within the company to create greater synergies and efficiencies, as well as generate new ideas for company growth.
- Ability to make informed decisions quickly and confidently.
Qualifications:
Education and Experience:
- Bachelor’s Degree required; Graduate degree a plus.
- 10+ years of experience in analyzing private or public company financials.
- In the process of obtaining or holding a Chartered Financial Analyst (CFA) designation a plus.
- Equity research or credit research experience preferred.
- Experience writing detailed reports conveying one’s opinion on various companies and industries.
- Extensive knowledge of financial statement analysis.
- Excellent oral and written communication skills and presentation abilities, including the ability to communicate complex ideas to large groups, senior management, and the Board of Directors.
- Strong background in Excel, CapIQ, Bloomberg, along with PC skills (Outlook, Word, and Power Point)
- Attention to detail and work with minimal oversight.
- The ability to write detailed, insightful reports and make effective presentations for Senior Management and the Board of Directors.
What you will get in return:
The base salary for this role is in the range of $149,535 - $235,879. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, (dependent on date of hire) to be discussed during the initial phone interview. Base salary and total compensation package determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
