Position Overview:
Reporting to the Senior Asset Manager, the Asset Manager Analyst will work in collaboration with the International Asset Management team to curate the optimal portfolio, maximise our asset-level returns, and creatively add value from existing properties.
The Analyst will be responsible for providing portfolio analytics and supporting leasing transactions to enhance the value of the portfolio and execute the asset business plans. Additionally, as part of a growing team the Analyst will support the Asset Management team with various administrative tasks.
The Analyst will also provide support to the Head of Asset Management and Value Add Investment on all aspects of acquisitions and disposals.
Key Responsibilities:
Provide Transactional Support in the Management of Realty Income’s International Portfolio:
- Support the Asset Management team during negotiations related to renewals, new lettings, developments or value-add opportunities.
- Analyse and evaluate proposed leasing transactions, asset initiatives and developments to inform strategic decisions.
- Perform property specific due diligence by assessing the market, retailer and industry performance, lease history, or other relevant transaction details.
- Participate via in-person, telephone, or e-mail correspondence with various contacts related to a transaction including retailers, leasing team members, solicitors, etc.
- Prepare and present transaction recommendations to Board for approval consideration.
- Monitor market, real estate, industry, and retailer trends to assess portfolio risk and make proactive asset management recommendations.
- Identify and evaluate potential value-add opportunities including unit expansions, splits and amalgamations, redevelopment, and other opportunities for additional investment.
- Assist with the co-ordination and management of small development projects.
- Work collaboratively with the wider team to deliver targets as outlined in the business plan.
Maintain and Prepare Various Departmental Reports and Presentations:
- Manage the Asset Management Pipeline report to track various leasing activity including renewals, new lettings, developments and lease expiry status.
- Use in-depth activity knowledge to provide commentary on portfolio results and communicate the projected outcome of future results to senior management.
- Maintain the Lease Event Schedule and Development Tracker with business plan KPIs and current deal status.
- Actively contribute to the strategic business plans for individual assets within the portfolio.
- Communicate insolvency and credit watch updates to various internal teams.
- Prepare presentations for key retailer meetings, internal executive updates and Board meetings.
- Create new reports and make recommendations for reporting changes as required.
Support Head of Asset Management and Value Add Investment with Acquisitions and Disposals:
- Analysis.
- Sourcing.
- Preparation of detailed business plans.
- Preparation of IC materials.
- Assistance with presentations.
- Liasing with investment, finance, credit, legal and various internal reporting teams.
Qualifications:
- Bachelor's degree with an emphasis on property, finance, economics, and/or other related field of study.
- 2+ years of work experience in commercial property.
- Qualified Chartered Surveyor with experience in the retail sector and / or a transactional environment is a plus.
- Time management and ability to prioritise projects based on level of importance.
- Attention to detail and a high level of accuracy and quality in the work product.
- Complete tasks in ambiguous situations and take the lead without explicit instructions.
- Adapt to frequent changes in project assignments.
- Establish and maintain cooperative working relationships.
- Intermediate proficiency in Microsoft Excel; proficiency in Microsoft Word and PowerPoint.
- Strong report writing and presentation skills.
