Job Summary:   Installs, troubleshoots, performs preventative maintenance and repairs a variety of heating, cooling and ventilating equipment involving work of a diverse nature with minimum supervision according to specifications and established safety guidelines. Working from piping diagrams, schematics, blueprints and sketches, will plan, layout and troubleshoot HVAC Systems. Perform maintenance and service repairs on heating, ventilating, and air conditioning systems and plans and schedules repairs and service from outside vendors.

 

Primary Duties and Responsibilities:

 

  • Makes recommendations to hire, terminate, promote, demote, transfer, provide training opportunities, recommends merit increases, evaluates performance, creates and adjusts performance standards, provides for the fair and equitable treatment of all Team Members.
  • Conducts oneself in a positive and professional manner, acting as a role model for all Team Members.
  • Greets all guests and Team Members in a friendly, open manner.
  • Supervises HVAC and maintenance Team Members and technicians in the repair and maintenance of the facilities and equipment; assigns and inspects completed work and work in progress and approves all completed work.
  • Schedules staff meetings with team members as necessary.
  • Provides technical direction to HVAC technicians.
  • May perform emergency repairs when necessary; may be required to work special assignments during emergencies.
  • Must have a flexible schedule and be able to respond to coordinate emergency repairs if necessary.
  • Must be available by phone in the event of a system failure to diagnose cause and course of action.
  • Orders materials and equipment and ensures that all installations and work is performed in compliance with codes and regulations.
  • Troubleshoot and repair HVAC equipment malfunctions.
  • Inspects the operation of HVAC systems and assigns or performs preventative maintenance schedules.
  • Troubleshoots and repairs complex chiller or control problems, determines parts needed and work procedures.
  • Analyzes HVAC system requirements recommending new systems or modifications.
  • Researches new equipment or procedures for possible adoption and use.
  • Reads blueprints and diagrams.
  • Sets heating, air conditioning, ventilation and environmental control equipment into place.
  • Wires controls and other related electrical equipment.
  • Plans jobs; ensures code compliance and safe operation; requisition needed materials.
  • Coordinates sub-contractors if necessary.
  • Stays up-to-date with technological advances in the field.
  • Schedules maintenance and technician personnel hours and assignments; stays current in Team Member files, paperwork, and attendance logs.
  • Maintenance of equipment and tools.
  • Observes areas for safety, and that all potential hazards are fixed.
  • Adhere to regulatory, safety, departmental and company policies and procedures.
  • Attends all meetings.
  • Completes all required training satisfactorily.
  • Maintain the highest level of confidentiality at all times.
  • Work at other properties as needed.
  • Performs all other duties as assigned within the scope of the position.

Minimum Qualifications:

 

  • Must have a high school diploma or equivalent.
  • Must have five (5) years relevant experience and one (1) year supervisory experience
  • Must have a valid Refrigerant Transition and Recovery Certificate.
  • Must have considerable knowledge of heating, ventilation, and refrigeration theory and of the practices, methods, materials, and equipment used in the maintenance and repair of HVAC equipment.
  • Working knowledge of electricity and diagnostic equipment malfunctions and prescribe repair procedures.
  • Ability to follow blueprints and diagrams and to analyze building heating and air conditioning requirements and recommend systems or modifications.
  • Must have basic math skills.
  • Must read, write and speak English fluently.
  • Ability to read, understand and enforce safety procedures.
  • Must be able to use hand and power tools applicable to trade.
  • Must have a good knowledge of building temperature control systems and experience in preventative maintenance procedures.
  • Must have a valid Michigan Driver’s License and be insurable through our insurance carrier. There will be occasional out-of-town and local in-town travel required as well as frequent traveling between buildings.
  • Must pass a pre-employment physical as this position requires the ability to stand and walk for extended periods, bend, stoop, extend arms overhead, and carry weight up to 80 pounds or more.
  • Must be able to work well and tactful with both internal and external guests and have excellent interpersonal skills.
  • Must be able to work independently on a team with minimal supervision.
  • Must be flexible with shifts and days off with the ability to work overtime, weekends, holidays, special events, etc., as needed.
  • Exposure to loud and continual noise levels and a smoke filled environment.
  • Must be able to obtain a gaming license in accordance to the regulations established by the LTBB Gaming Regulatory Commission, and be able to serve in the position under any other applicable law.
