The Senior Marketing Manager leads the marketing strategy for a portfolio of low-rise communities and multi-storey developments across the GTA. Responsible for translating business objectives into high-impact marketing plans, this role drives growth through consumer insights, brand strategy, demand generation, and customer experience initiatives.
Reporting to the Vice President, Sales & Marketing, the Senior Marketing Manager leads a team and partners closely with stakeholders across Sales, Development, Finance, and Marketing to bring communities to market, optimize performance, and deliver measurable business results. The successful candidate is a strategic thinker, strong people leader, and commercially minded marketer who excels at balancing long-term planning with execution excellence in a fast-paced environment.
What you’ll do
- Own the marketing strategy and annual planning process for a portfolio spanning GTA Homebuilding and Multi-Storey, translating the priorities and sales objectives of both businesses into clear, measurable plans.
- Lead go-to-market strategy for low-rise communities and multi-storey developments from early project planning through launch, active selling and sell-out, including segmentation, positioning, value proposition, brand narrative, channel strategy and launch sequencing.
- Act as a strategic advisor to Sales and Development leaders, bringing forward customer, competitor and market insights to inform product, pricing, release and investment decisions.
- Build a portfolio view of priorities, risks and opportunities, recommending where marketing resources and investment will have the greatest commercial impact.
- Lead integrated campaigns across digital, social, email, print, experiential and on-site channels, ensuring activity is connected across the customer journey and aligned with brand standards.
- Establish success measures and performance dashboards across traffic, lead quality, conversion, cost efficiency and sales contribution; translate results into clear insights and timely course corrections.
- Use CRM, digital analytics, research and customer feedback to deepen understanding of target audiences, identify friction points and improve the end-to-end homebuyer experience.
- Guide the development of community brands, creative platforms, sales centre experiences and customer-facing materials in partnership with Central Marketing, agencies and internal stakeholders.
- Own portfolio marketing budgets, business cases and forecasts; make disciplined investment decisions and ensure resources are allocated against the highest-priority business outcomes.
- Lead agency and vendor relationships, setting clear expectations, evaluating performance and ensuring partners deliver strategic value, quality and cost effectiveness.
- Build strong cross-functional operating rhythms, clarify accountabilities and proactively manage dependencies, decisions and risks across multiple projects.
- Lead, coach and develop direct reports, setting clear priorities and standards while building strategic capability, accountability and a high-performance team culture.
- Stay ahead of consumer, housing, media and competitive trends, translating emerging insights into practical recommendations for the business.

What you bring
- Post-secondary degree in Marketing, Business, Commerce, or a related field, or an equivalent combination of education and experience.
- 8+ years of progressive marketing experience leading brands, portfolios, product launches, growth strategies, or customer acquisition initiatives.
- 4+ years of people leadership experience with a proven ability to build, develop, and lead high-performing teams.
- Experience developing and executing integrated marketing strategies that deliver measurable business results.
- Experience within a consumer-focused industry with a complex or high-consideration customer journey.
- Strong strategic thinking and commercial acumen, with the ability to translate business objectives and consumer insights into impactful marketing strategies.
- Data-driven decision-making skills, including experience using insights and performance metrics to optimize investment and drive ROI.
- Proven ability to influence and build alignment across cross-functional teams and senior stakeholders.
- Strong project and portfolio management skills, with the ability to manage multiple priorities in a dynamic environment.
- Experience managing external agencies and partners to deliver high-quality outcomes.
- Exceptional communication, storytelling, and presentation skills.
- Customer-centric mindset with a passion for understanding consumer behaviour and turning insights into action.
- High learning agility, curiosity, and adaptability, with the ability to quickly master new industries, products, and business challenges.
Bonus points
- Experience marketing products or services with long sales cycles and complex purchasing decisions
- Experience managing multiple products, brands, markets, communities, or developments simultaneously
- Experience with CRM, marketing automation, digital analytics, performance marketing, and customer research tools.
Compensation
The expected base salary range for this position is $120,000 - $150,000. Actual pay may vary depending on your job-related knowledge, competencies, and skills. We recognize that exceptional situations may fall outside this range, and we encourage all interested candidates to apply.
You are also eligible to participate in Mattamy’s annual bonus program which gives you the opportunity to increase your total compensation if business and individual goals are achieved.
