**Position Summary:**
As the Development Director, you'll be responsible for creating new construction apartment opportunities throughout Florida. You'll lead deal generation and oversee all aspects of the pre-development process, including securing funding from Florida Housing and local jurisdictions.
**Essential Duties and Responsibilities:**
- Lead the pre-development process: market and site identification, contract negotiations, zoning, design, deal structuring, and relationship management.
- Assess market and financial feasibility using resources like tax-exempt bonds and SAIL funding.
- Conduct presentations and meetings with stakeholders to promote KPG and gain support for development activities.
- Prepare and submit financing applications for Section 42 rental housing tax credits, tax-exempt bonds, and other resources.
- Collaborate with KPG departments to generate a pipeline of deals for investment committee approval.
**Qualifications:**
- Bachelor’s degree (B.A./B.S.) or equivalent.
- 5+ years of experience in multifamily ground-up/new construction.
- Experience with Section 42 rental housing tax credits.
- Strong language, math, and reasoning skills.
- Advanced proficiency in MS Office.
- Team player with strong interpersonal skills and flexibility.
- Willingness to travel 40-60% of the time with a valid driver’s license.

POSITION SUMMARY:
Responsible and accountable for creating ground up (new construction) apartment opportunities in the State of Florida. Deal generation and executing on all aspects of pre-development work including funding sources from Florida Housing and/or local jurisdictions are key areas of responsibility.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Lead the pre-development process including market and site identification, contract negotiations, zoning / rezoning, conceptual and schematic design, deal structuring and underwriting, relationship building and management with internal and external partners
· Determine market and financial feasibility of new real estate opportunities considering the availability of Florida Housing and/or local jurisdiction resources such as tax-exempt bond volume, SAIL funding, and local government support
· Conduct presentations and hold meetings with external stakeholders to promote KPG and garner support for development activities
· Prepare and submit financing applications for Section 42 rental housing tax credits, tax-exempt bonds, SAIL funding, and other local resources needed for deal feasibility
· Coordinate with other KPG departments to successfully generate a pipeline of deals that fit company criteria and metrics and present to internal investment committee for ownership feedback and approval
· Other duties as assigned
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
· Bachelor’s degree (B.A./B.S.) or equivalent
· 5+ years of experience in multifamily ground-up/new construction
· Section 42 rental housing tax credit experience required
· Language Skills - Ability to read, write, interpret and analyze business publications, technical procedures and government regulations. Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the general public.
· Math Skills - Ability to work with concepts such as internal rate of return (IRR), net present value (NPV), and various other valuation metrics. Ability to apply concepts such as fractions, percentages, ratios and proportions to situations.
· Reasoning Skills - Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
· Computer Skills – Advanced experience with MS Office.
· Other Skills – Must be a team player, strong people skills, and be able to multi-task while remaining flexible.
· Travel – Must be willing to travel up to 40 – 60% of the time, and have a valid driver’s license
