**Position Overview:**
We're seeking a dynamic Design Project Manager to ensure cost-effective and high-quality design through the preparation of comprehensive construction documents for new projects. This role is pivotal in managing third-party design contracts and coordinating design efforts across various disciplines, including structural, mechanical, electrical, plumbing, civil, and landscape.
**Key Responsibilities:**
- Develop and manage project design drawings, ensuring alignment with architectural parameters and program documents.
- Lead weekly project meetings and conduct periodic reviews to maintain project timelines.
- Provide design drawings for preliminary cost estimation and finalize construction documents for permit acquisition.
- Coordinate with external consultants for engineering services, ensuring seamless integration across all project facets.
- Stay informed about current building practices and materials, suggesting improvements as needed.
- Maintain organized project files and up-to-date design manuals.
- Address requests for information and architectural instructions promptly.
- Attend and document project meetings, site visits, and frame walks.
- Collaborate with pre-construction, construction, and property management teams as required.
- Maintain professional licenses and certifications through ongoing education.
- Contribute to the standardization efforts within the design department.
**Qualifications:**
- At least 8 years of design experience in multifamily, residential, and wood construction.
- Bachelor of Architecture degree from an accredited program.
- Architect license and/or NCARB certification preferred.
- Proficient in architectural plan and specification development.
- Knowledgeable in construction practices and building codes.
- Advanced skills in Revit, AutoCAD, and MS Office.
- Understanding of construction budgets, estimates, and procedures.
- Strong communication, analytical, and reasoning skills.
- Ability to travel up to 10% for project site visits.

JOB DESCRIPTION
JOB TITLE: Design Project Manager

POSITION SUMMARY:
Responsible and accountable for cost effective design through preparation of complete, thorough, and timely construction documents for new projects. This includes oversight of third-party design contracts and design coordination of structural, mechanical, electrical, plumbing, civil, and landscape vendors.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Develop project design drawings for assigned projects in accordance with Architect’s design parameters and program documents provided by development.
- Oversee weekly project meetings and scheduled periodic reviews.
- Provide project design drawings needed for accurate preliminary cost estimating by pre-construction department.
- Provide accurate final construction documents to secure all required building permits and complete buy-out by the purchasing department.
- Coordinate outside consulting (i.e. civil, landscape, structural, mechanical, electrical, plumbing) engineering services as required.
- Work with civil design representatives as needed.
- Study and investigate the most current building practices, designs and materials used in the market and make recommendations to the director as appropriate.
- Prepare and maintain current product specifications and design manuals for assigned projects.
- Keep all files and drawings organized and up to date in both physical and electronic libraries.
- Review, and take action on requests for information, architectural supplemental instructions, and submittals for assigned projects.
- Attend as well as compile and distribute notes for all project meetings, reviews, site visits, and frame walks on assigned projects.
- Work with pre-construction and construction staff as needed.
- Work with property management staff as needed.
- Maintain all professional licenses and certifications through required continuing education.
- Participation in standardization efforts in the design department.
- Other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
- Minimum 8 years design experience in multifamily, residential, and wood construction preferred.
- Minimum 4-year Bachelor of Architecture degree from an accredited degree program.
- Architect license in a U.S jurisdiction and/or NCARB certification preferred.
- Ability to design and write all facets of architectural plans and specifications.
- Knowledge of general construction practices and national, state and local building codes.
- Knowledge of general residential mechanical, electrical, plumbing, and structural systems.
- Ability to fully utilize computer aided design program(s) and specific construction related computer software programs.
- Language Skills - Ability to read, write, interpret, analyze, and communicate the most complex documents. Ability to respond to sensitive inquiries and questions. Ability to effectively write speeches and persuade others using innovative techniques or style.
- Math Skills - Ability to work with concepts such as probability, statistical inference and fundamentals of geometry. Ability to apply concepts such as fractions, percentages, ratios and proportions to situations
- Reasoning Skills - Ability to apply principles and logical of scientific thinking or a wide range of intellectual and practical issues. Ability to deal with nonverbal symbolism (scientific equations, graphs, etc.) and deal with a variety of concrete and abstract variables
- Computer Skills – Advance experience with Revit, AutoCAD, MS Office
- General understanding of construction budgets, estimates, bidding and buyout, and associated procedures.
TRAVEL:
- 20% or less (one to two days per month for project site visits)
TRAINING REQUIREMENTS:
- Continuing education required for maintaining professional licenses and certifications.
- Ongoing professional development.
