**Position Summary:**

As a Senior Development Analyst, you'll play a crucial role in our real estate development projects from inception to closing. You'll work closely with two developers/directors, focusing primarily on 4% bond transactions, and will be instrumental in preparing financial models, conducting market research, and coordinating financing applications.

**Key Responsibilities:**

- Collaborate with developers on 4% bond transactions.
- Prepare financial models and conduct real estate analysis, including site visits and market studies.
- Lead the preparation of tax credit and financing applications.
- Coordinate third-party due diligence and prepare purchase contracts.
- Participate in public hearings and meetings with elected officials regarding financing applications and entitlements.
- Assist with training and mentoring Development Analysts.

**Qualifications:**

- Bachelor’s degree required; Master’s degree preferred.
- 3-5 years of experience in the real estate industry, with a focus on affordable housing financing.
- Proficiency with MS Outlook, Teams, and Excel.
- Experience with Section 42 Tax Credit and 4% bond deals in Texas.
- Strong analytical, communication, and organizational skills.
- Willingness to travel up to 35% within Texas.

JOB DESCRIPTION
JOB TITLE:                      Senior Development Analyst - Texas

POSITION SUMMARY:
Responsible and accountable for working on real estate developments from inception to closing (or IRS Form 8609 if a Section 42 LIHTC project) by focusing on preliminary deal feasibility, financial and real estate analysis, market research, zoning and entitlement, writing purchase contracts, preparing and/or coordinating financing applications and various other tasks as assigned.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
·        Assist with all aspects of deal feasibility
·        Prepare financial models to evaluate potential development opportunities.
·        Complete real estate analysis, including site visits, internal market studies and utility availability research.
·        Coordinate third party due diligence reports.
·        Read and interpret Qualified Allocation Plans and assist Development Directors with site selection and scoring strategy as requested.
·        Prepare purchase contracts and LOIs for prospective properties.
·        Conduct market / zoning / development research for potential developments and make recommendations as appropriate.
·        Coordinate with other departments as needed.
·        Lead in preparing initial tax credit and various soft money and/or rental subsidy applications.
·        Assist with the preparation of Level I and Level II Investment Committee packages.

 

  • Responsible for the preparation and coordination of final tax credit/cost certification applications and obtaining IRS Forms 8609 for Section 42 LIHTC projects.
  • Complete required reports/notifications to state housing finance agencies.
  • Assist with onboarding and ongoing training of Development Analysts.
  • Assist with or facilitate meetings/public hearings with neighborhood organizations, City Councils, Mayors, etc. in connection with financing application and/or entitlement related activities
  • Participate in the completion of zoning, development plan, and other required applications to municipalities.
  • Assist with the training, mentoring and skill set building of Development Analysts
  • Assist with other research, planning and project scheduling as assigned.
  • Maintain working relationships with Federal and State agencies.
  • Attend select State Housing Agency conferences and networking events based on business/pipeline needs.
  • Work with Real Estate Closing & Entitlement Directors reviewing civil and architectural drawings at various stages
  • Coordinate and assist with closing details
  • Lead Program Document review during budget and design meetings
  • Other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
  • Bachelor's degree (B.A./B.S.) or equivalent, Master’s Degree preferred.
  • 3 – 5 years of experience overall or real estate industry experience.
  • Experience, knowledge, and understanding of affordable housing financing.
  • Language Skills - Ability to read, write, interpret and analyze business publications, technical procedures and government regulations. Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the general public.
  • Math Skills - Ability to work with concepts such as internal rate of return (IRR), net present value (NPV), and various other valuation metrics. Ability to apply concepts such as fractions, percentages, ratios and proportions to situations.
  • Reasoning Skills - Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
  • Computer Skills – Advanced experience with MS Office.
  • Other Skills – Must be a team player, strong people skills and be able to multi-task while remaining flexible.
  • Travel – Must be willing to travel up to 35% of the time.
