**Position: Development Analyst**
Salary: $65K plus corporate bonus structure and full benefits package

**About the Role:**
As a Development Analyst, you'll play a crucial role by focusing on preliminary underwriting, deal feasibility, market research, zoning and entitlement, and assisting with financing applications. You'll also oversee additional certifications and applications to Housing Finance Agencies, ensuring compliance at every step.
**Responsibilities Include:**
- Assist with all aspects of real estate deals, including feasibility analysis and development work.
- Prepare financial models to evaluate development opportunities.
- Conduct and analyze internal market studies.
- Coordinate due diligence and prepare purchase contracts and LOIs.
- Conduct market, zoning, and development research, providing informed recommendations.
- Collaborate with design, construction, and property management teams.
- Assist in preparing and submitting tax credit applications and reports to housing finance agencies.
- Participate in municipal zoning and development applications.
- Conduct site visits and competitive analysis.
- Travel up to 20% of the time.
**Qualifications:**
- Bachelor’s degree (B.A./B.S.) or equivalent.
- 1-5 years of experience in the real estate industry.
- Proficient in reading and analyzing business and technical publications.
- Strong presentation skills for diverse audiences.
- Advanced experience with MS Office.
- Strong problem-solving skills and ability to work with various variables.
- Must be a team player with excellent multitasking abilities.

JOB DESCRIPTION

POSITION SUMMARY:
Responsible and accountable for working on real estate developments from inception to closing by focusing on preliminary underwriting / deal feasibility, market research, zoning and entitlement, writing purchase contracts, financing applications and various other tasks. Responsible for additional applications and certifications to Housing Finance Agencies including Carryovers, Ten Percent Tests, Final Applications, and obtaining 8609’s.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Assist with all aspects of deal, including deal feasibility and development work.
- Prepare financial models to evaluate potential development opportunities.
- Complete internal market studies.
- Coordinate due diligence.
- Prepare purchase contracts and LOIs for prospective properties.
- Conduct market / zoning / development research for potential developments and make recommendations as appropriate.
- Coordinate with other departments as needed, including but not limited to the design, construction and property management departments.
- Assist in putting together initial tax credit, final tax credit, and various soft money applications.
- Assist in completing required reports to state housing finance agencies.
- Participate in the completion of zoning, development plan, and other required applications to municipalities.
- Conduct site visits for potential developments (review sites and competition).
- Travel up to 20% of the time.
- Assist with other research and planning as assigned.
- Other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
- Bachelor's degree (B.A./B.S.) or equivalent
- 1 – 5 years of experience overall or real estate industry experience.
- Language Skills - Ability to read, write, interpret and analyze business publications, technical procedures and government regulations. Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the general public.
- Math Skills - Ability to work with concepts such as internal rate of return (IRR), net present value (NPV), and various other valuation metrics. Ability to apply concepts such as fractions, percentages, ratios and proportions to situations.
- Reasoning Skills - Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
- Computer Skills – Advanced experience with MS Office.
- Other Skills – Must be a team player, strong people skills and be able to multi-task while remaining flexible.
