**Position Summary:**
As a Floating Property Manager, you'll be responsible and accountable for the on-site operations and performance of a prioritized apartment community for a limited duration. This role requires an 80%-100% travel commitment to set up new properties and onboard new employees within our market rate and luxury portfolio.
**Essential Duties and Responsibilities:**
- Travel 100% of the time to priority properties to achieve specific goals.
- Manage and motivate the onsite team to meet performance targets.
- Process new applications, re-certifications, and ensure compliance.
- Follow and enforce PO and Invoice Procedures.
- Supervise rent collection and pursue delinquent rents and evictions.
- Provide daily and weekly progress reports to regional leadership.
- Direct marketing and leasing activities to maintain targeted occupancy.
- Oversee resident relations and enforce community rules and regulations.
- Supervise maintenance staff, repairs, and improvements.
- Manage landscaping, lawn care, and snowplowing activities.
- Show apartments to prospective residents.
- Perform other duties as assigned.

- High school diploma or GED required.
- Effective communication skills for interacting with employees and residents.

- Attend annual fair housing and leasing classes.
- Engage in ongoing professional development.
**Physical Demands:**
- Must be able to travel extensively.

JOB DESCRIPTION

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Property Manager:
· Travel 100% of the time to priority properties to achieve specific goals for that asset.
· Manage and motivate the onsite team.
· Process new applications, re-certifications and provide required information to compliance.
· Ensure PO and Invoice Procedure is followed and enters PO’s and receives them per policy.
· Maintain compliance policies and procedures.
· Supervise the collection of rent to achieve 100% collection.
· Pursue delinquent rents and evictions and provide required information to collection company.
· Provide daily and weekly progress reports to regional, regional vice president and your direct supervisor.
· Direct all marketing and leasing activities to achieve and maintain targeted occupancy.
· Supervise resident relations and enforce all community rules and regulations.
· Supervise the maintenance staff, repairs, preventive maintenance and improvements.
· Supervise all landscaping, lawn care and snowplowing activities.
· Show apartments to prospective residents.
· Other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
· The ability to achieve results in a fast paced environment.
· Organization stills – must be able to quickly organize and maintain that organization.
· High school diploma or general education degree (GED)
· Language Skills – Ability to read, write, speak and interpret rules, procedures, routine
reports/correspondence and to speak effectively with groups of employees and/or residents.
· Math Skills – Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
Reasoning Skills – Ability to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve concrete variables in standardized situations.
· Computer Skills – Intermediate experience with MS Office.
· Intermediate experience with property management software.
TRAINING REQUIREMENTS:
· Annually attend fair housing and leasing classes.
· Ongoing professional development.
PHYSICAL DEMANDS:
· Must be able to travel 100% of the time.
· Rarely must stand, walk, climb, balance, stoop, kneel, crouch, crawl, bend or lift up to 25 pounds.
· Occasionally must sit and reach with hands/arms and be exposed to outdoor weather conditions.
· Regularly must use hands to finger/handle/feel, talk and hear.
· Close and distance vision is required.
WORK ENVIRONMENT:
· Normally works in an environment with moderate noise.
