JOB TITLE:                      Leasing Manager

REPORTS TO:                 Senior Property Manager

SUPERVISES:                  Leasing associates

POSITION SUMMARY:

Responsible and accountable for supervising leasing associates, leasing apartments, marketing initiatives and providing excellent customer service to drive maximum occupancy and ensure resident retention. Efforts should include enforcing policy and procedures related to leasing best practices and improving brand reputation.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Host and monitor completion of training for leasing associates that includes appropriate policy and procedures as designated by KPG Best Practices
  • Lead daily morning leasing huddle (Mon-Fri) with focus on identifying hot units, status of performance compared to goals and daily marketing outreach priorities
  • Host afternoon ‘accuracy’ huddle before close of business each day to ensure leasing information for current days activity is accurate reflected in Yardi
  • Meet with leasing professionals individually on a weekly basis to provide feedback, direction and support in relation to sales persons leasing goals.
  • Update UAR with leased units move-in dates under memos
  • Walk rent ready product and marketing paths daily to sparkle and identify hot units
  • Ensure compliance with all requirements from leasing staff (Appropriate documentation in MaxLeases, Yardi, lease file audits and customer service).
  • Lease apartments through telephone, internet sales and apartment tours with prospective residents.
  • Follow up and establish rapport with prospective residents and current residents.
  • Provide excellent customer service at all times.
  • Present apartment community in a professional manner at all times.
  • Coordinate move-ins and move outs to provide for an enjoyable experience for all residents.
  • Manage lease negotiations, assist with resident retention and assist with managing the renewal process.
  • Assist in providing and maintaining excellent curb appeal.
  • Assist manager with rent and delinquency collection.
  • Assist manager in providing account information to the property supervisor and credit agencies.
  • Assist with office organization by filing and maintaining organized resident files
  • Organize and attend after hours and weekend resident or marketing events as scheduled.
  • Assist with daily tasks including: write work order requests and work order follow up
  • Other duties as assigned.

QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS

  • College degree preferred, High school diploma or general education degree (GED) required
  • Sales experience necessary.
  • Language Skills - Ability to read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups. Second language desirable.
  • Math Skills - Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
  • Reasoning Skills - Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations.
  • Computer Skills – MS Office and Excel required

TRAINING REQUIREMENTS:

  • Complete annual training as assigned.
  • Ongoing professional development.

 

PHYSICAL DEMANDS:

  • Rarely must stoop, kneel, crouch, crawl, bend or lift up to 25 pounds.
  • Occasionally must stand, walk, reach with hand and arms.
  • Regularly must sit, use hands to finger/handle/feel, talk and hear.
  • Close and distance vision is required.

 

WORK ENVIRONMENT:

  • Normally works in an environment with moderate noise.
