Primary focus will be on new projects in Austin and San Antonio Texas.
POSITION SUMMARY:
Responsible and accountable for assisting with the supervision of the entire site, all subcontractors and building construction process. Helps to provide a safe work environment, inspects work of subcontractors, documents work done, punches-out finished units, and completes any work that is not contracted out.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Create/supervise subcontractor punch lists prior to management walks
· Perform minor “punch” work i.e. drywall touch up, paint, door hardware, install window locks, etc.
· Inspection and supervision of contractor work for completeness and quality of work.
· Walk with Property Management on first and final acceptance of units
· Enforce site safety policing site for trash, OHSA concerns and Erosion control Instructing workforce onsite of Violations and ensuring safety concerns are immediately addressed.
· Create/maintain dumpster log
· Installation of mailboxes, bike racks, signage, etc. (when not contracted out to subs).
· Maintain daily logs on Procore
· Other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
- High school diploma or general education degree (GED)
- 2 years of experience
- Must be willing to travel 100% of the time.
- Extended hours and working at least one Saturday per month will be required.
- Language Skills – Ability to read, write, speak and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents.
- Math Skills – Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
- Reasoning Skills – Ability to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve concrete variables in standardized situations.
- Computer Skills – Beginner experience with MS Office, MS Project.
- Other Skills – Ability to read tape measure and use a level.
TRAINING REQUIREMENTS:
- Annually attend First Aid training and OSHA 10 hour class.
- Ongoing professional development.
PHYSICAL DEMANDS:
- Rarely must climb, balance and lift up to pounds.
- Occasionally must stand, sit, stoop, kneel, crawl, bend and lift up to 75 pounds.
- Regularly must walk, use hands to finger/handle/feel, reach with hands/arms, talk and hear.
- Close, distance vision and depth perception is required.
- Position may require extended hours and possibly 1 Saturday per month to make critical timelines in the completion of a project.
WORK ENVIRONMENT:
- Normally works in an environment with loud noise.
- Rarely must be in humid conditions, work in high/precarious places, or around vibration.
- Occasionally must work near moving mechanical parts and toxic/caustic chemicals.
