HVAC Technician III (Monday to Friday 6:30am to 3:30pm)
Description
- Diagnoses, repairs, modifies, and optimizes HVAC systems, including refrigeration compressors, chillers, air handlers, cooling towers, air compressors, vacuum pumps, and exhaust systems.
- Performs advanced electrical maintenance on HVAC systems: motors, contactors, control panels, VFDs, BAS systems, sensors, and wiring.
- Develops, implements, and oversees preventive and predictive maintenance programs on critical systems including lab HVAC, data room cooling, medical storage refrigeration, and compressed air systems.
- Tests and examines boiler operations; observes meter and pressure gauges.
- Lubricates and packs heating, ventilation, refrigeration, and air-conditioning motors, pumps, fans, and other equipment.
- Performs installation and calibration tasks such as installing copper tubing, repairing pipes and tubing, and insulating refrigeration and air conditioning pipes.
- Identifies root causes of recurring failures and propose engineering control improvements or operational changes.
- Installs, rebuilds, replaces, or repairs fans, motors, thermostats, fuses, filters, bearings, valves, controls, gaskets and other equipment as necessary.
- Conducts routine preventive maintenance inspections of refrigeration units, isolated heating and ventilating units, including boilers, gas and electrically operated air-conditioning equipment; performs necessary adjustments, servicing, or repairs to HVAC equipment.
- Repairs or replaces defective parts in units, equipment, and equipment controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, and pressure controls.
- Operates various hand and power tools, welder torch, vacuum pump; tests equipment utilized in performance of HVAC duties for facilities and motor vehicles.
- Provides project support for any new construction and facility tenant improvements.
- Observes and trends facility issues for continuity and improvement.
- Routinely surveys and evaluates necessary maintenance to the facility HVAC systems.
- Ensures timely completion of maintenance work orders, ensuring adherence to operational standards.
- Maintains equipment in safe and effective working condition; maintain parts and tool inventory.
- Maintains inventory of parts to ensure sufficient inventory to meet department needs and initiatives to make field repair.
- Ensures adherence applicable regulatory agencies including but not limited to OSHA, DOH, EPA, Fire Department, city audits, and Health Department.
- Travels to other US facilities to oversee HVAC initiatives.
- Performs other related duties and projects as business needs require at direction of management.
- High school diploma or equivalent.
- Minimum five (5) years’ experience in commercial HVAC.
- Previous experience in facilities maintenance, required.
- Valid California driver’s license and acceptable driving record required.
- Formal HVAC technician training or license, required.
- Universal EPA Certification, required.
- Technical certifications in chiller operations, controls, or compressed air systems, preferred.
