THE ROLE:   
As Building Operator, you will oversee building operations and maintenance programs and services for an assigned portfolio of retail and office properties. Reporting to the Property Manager, you will ensure that assigned properties are maintained to the highest level of operational efficiency to support the delivery of "best in class" operations and enhance tenant relationships.   
You will be required to travel regularly throughout your assigned properties, and a valid driver's license and clean abstract will be essential. You will also need to supply and maintain a reliable service vehicle.

WHAT YOU WILL DO:   
  • Maintain effective preventative and corrective maintenance programs for all HVAC, mechanical, plumbing, electrical and site services and oversee all maintenance activities. Ensure these maintenance programs are documented and performed.
  • Manage the BES systems where applicable and ensure proper programming and maintenance are conducted.
  • Track all utility data and meters, including the preparation of monthly, quarterly, or annual reporting for accounting and tenants via manual reads, Carma, Wyse, or similar software programs.
  • Support in the preparation and coordination of various tenders while overseeing subcontractor performance in executing maintenance-related projects.
  • Supervise maintenance and cleaning teams in the delivery of maintenance programs while ensuring the prioritization of tasks and deadlines.
  • Ensure materials and services purchased are authorized, cost-effective and obtained in appropriate quantities.
  • Administer the quality assurance program to ensure delivered services meet or exceed contract requirements and follow standard operating procedures.
  • Oversee the repair and maintenance of operations equipment.
  • Assist with conducting the Annual Building Inspection, creating annual property budgets, and maintaining budget compliance for the assigned portfolio throughout the year.
  • Conduct monthly property inspections as detailed in Building Engines, including monthly lighting inspections.
  • Ensure that designated properties adhere to the highest standards and remain secure beyond regular hours. This entails arranging additional security needs and providing suggestions for improvements whenever necessary.
  • Ensure all buildings comply with Municipal, Provincial, and Federal Legislation and FCR corporate policies, procedures, and guidelines related to environmental, health, and safety.
  • Collaborate closely with the Property Management team on various facets, including the preparation of LEED and BOMA Best submissions.
  • Other duties as required and assigned.
  • You must be available to work on-call/standby after regular business hours and respond to emergency calls to provide sufficient building coverage.
WHAT YOU BRING:   
  • At least two (2) years of relevant property maintenance experience.
  • Building Environmental Systems (BES) Certification Class I or Class II, or equivalent technical education as an asset.
  • Knowledge of building operations systems, including building automation, electrical and plumbing systems, HVAC, Fire Alarm and Life Safety.
  • Knowledge of Environment, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.

  • Excellent attention to detail and exceptional time management skills to coordinate competing priorities and deadlines.
  • Strong computer skills, knowledge of Microsoft Office, iPhone operation, and experience with Computerized Maintenance Management Systems. Experience with Building Access Control Management software would be an asset.
