THE ROLE:
The Project Manager is responsible for delivering mixed use residential projects on time, on budget and within the quality parameters.
WHAT YOU WILL DO:
Project Management:
- Maintain an open and consistent line of communication with the Construction Manager and the consulting team on all design and construction related matters.
- Review Construction Manager's monthly reports, including the schedule, forecasted costs, lost days log, etc.
- Serve as the main point of contact as it relates to any communication with the City, regarding any required building permits, right of way occupancy permits, etc.
- Maintain/update the Construction Manager’s schedule and general expenses budget tracker.
- Draft and submit Conditional Permit request packages to the City of Toronto as required.
- Coordinate and communicate the Ownership group's responses on consultant-related coordination matters.
- Review the Construction Manager's bid reveal and leveling sheets and provide detailed feedback prior to contract awards on all upcoming packages. Participate in contract award meetings.
- Serve as the main point of contact with Cost Consultant for all financing related matters. Provide all monthly site review and compliance reports from the project consultants to the Cost Consultant.
- Serve as the main point of contact on all Sustainability related matters related to the project and maintain consistent communication with sustainability consultant.
- Serve as First Capital’s main point of contact on all "residential operation" matters including but not limited to leak detection, submetering, internet, building converged network, and smart building initiatives.
- Update the design and construction sections of the quarterly Development Management reports.
- Serve as the main point of contact for all matters related to Toronto Water, Toronto Hydro and Enbridge, including but not limited to discharge agreements, temporary and permanent connections, Offer to Connect (OTC), etc.
- Support and manage the environmental program including the record of site condition and any required site sampling.
- Serve as the main point of contact for all Clean Technology Investment Tax Credit (CTITC) matters. Maintain consistent communication with consultants and report back the results to the Ownership group.
- Review finish samples and mock-ups as required.
- Support the Retail construction team by responding to leasing-related technical inquiries.
Financial/ Cost Management:
- Review monthly progress draws from Construction Manager and communicate any questions or comments to Construction Manager and Cost Consultant.
- Maintain the concrete and rebar materials tracker/log, updated monthly based on Construction Manager's progress draws.
- Maintain the Construction Manager Invoices log, including the divisional breakdowns.
- Review and analyze the Construction Manager's budget updates and monitor General Expense spending and forecasted costs to complete.
- Review change order requests from consultants.
- Review and approve contractor change orders being submitted through Construction Manager. Communicate all new change orders to Construction Directors.
- Maintain an internal change order log.
- Maintain and update the hard costs budget, including awarded contract values, tender status, forecasted costs, pending and approved change orders.
- Communicate the updated hard costs budget to the development team, for quarterly proforma updates or as required.
- Review the monthly capital call statements before issuance to the Cost Consultant.
- Review the Cost Consultant’s monthly draft summaries before submission of the draw request report to the lender.
General:
- Visit project sites to attend meetings and monitor progress
- Assist in any disputes with GC’s, trades and professionals.
- Manage risk on the project.
- Manage Value Engineering, as required.
- Other responsibilities as required.
WHAT YOU BRING:
- College or university graduate with at least 5 years related experience, preferably mixed use/ residential.
- Industry professional membership in one or more; MRICS, PMP, PEng, Gold Seal Project Manager, Engineering Technologies.
WHAT YOU NEED TO BE SUCCESSFUL:
- Excellent organizational skills.
- Excellent communication skills.(internal and external)
- Thorough knowledge of construction and building systems.
- Strong problem solving skills.
- Excellent time management skills with the ability to multi-task in a fast paced environment;
- Proficiency with MS Excel, Word & Outlook – working knowledge of MS Project and Auto Cad is considered an asset.
- Ability to read and understand construction plans.
