Winterwood, Inc. is hiring for the role of Maintenance Technician in the Hartford-Morgantown-Beaver Dam, KY area. The Maintenance Technician is responsible day-to-day maintenance operations and physical appearance of three small properties. The ideal candidate will have hands-on experience in apartment or property maintenance and demonstrate a strong commitment to quality work, safety, and resident satisfaction.

    • City Square Apts.: 400 Clay Street, Hartford, KY 42347 (24 units)
    • Green River Manor Apts.: 100 Oak Valley Dr., Morgantown, KY 42261 (18 units)
    • Suburban Manor Apts.: 323 East Fifth Street, Beaver Dam, KY 42320 (24 units)

 

  • Job Type: Full Time (40 hours per week)
  • Work Schedule: 8:00 AM to 4:30 PM (Monday-Friday), plus on-call
  • Pay: $17.00 per hour, plus monthly cell phone reimbursement of $100
  • Sign-On Bonus: $500 (Payable on first paycheck. Rehires are eligible if their separation period has been 1 year or more).

 

Qualifications:

 

  • High School Diploma or GED.
  • At least one year of property or apartment maintenance experience required.
  • Proficient in carpentry, drywall, painting, plumbing, electrical work, etc.
  • Basic computer skills.
  • Valid driver’s license and reliable transportation.
  • Availability for after-hours emergencies.
  • Ability to lift up to 50+ pounds and climb ladders.
  • Ability to travel to Lexington, KY for training.
  • Willingness and ability to successfully complete a pre-employment drug screening and criminal background check.

 

Key Responsibilities:

 

  • Complete all maintenance work orders promptly and efficiently.
  • Prepare vacant units for new residents, including repairs, cleaning, and painting, as directed by the Property Manager.
  • Purchase maintenance supplies with Regional Manager approval, adhering to budget.
  • Maintain inventory controls for cost-effective operations.
  • Assist in overseeing outside contractors and vendors.
  • Responsible for emergency maintenance services.
  • Monitor and maintain assigned building systems.
  • Inspect grounds daily for repairs (gutters, roofing, HVAC, etc.).
  • Perform daily trash pickup throughout the complex.
  • Log monthly inspections of each unit, including smoke detectors.
  • Conduct quarterly furnace filter replacements or cleanings.
  • Coordinate special projects as directed and complete assigned duties.
  • Alert the Property Manager to any unusual occurrences or damages.
