THE OPPORTUNITY
Venterra’s Property Accounting team has been undergoing significant growth in its mandate and its ability to drive value across the organization. The Property Accounting team is uniquely positioned to partner closely with Property Operations, Technical Services, Finance, Asset Management, Corporate Accounting, Investor Reporting, Accounts Payable and Technology to optimize key business processes and deliver actionable financial insights that drive significant value for Venterra.
We are looking for an independent self-starter with an aptitude for accounting and a passion for technology, who highly values accountability and ownership over their work. The successful candidate is passionate about digging into financial details to uncover trends and explain variances to support strategic decision-making.
Critical to the role is the ability to demonstrate value as a business partner who delivers exceptional customer service; this position requires the ability to collaborate cross-functionally to complete deliverables and ensure financial accuracy.
The role will report to the Manager, Property Accounting, who will continuously challenge the candidate to identify opportunities to add value, improve processes and take on increasing levels of responsibility. As a part of the Property Accounting team, this candidate will play a pivotal role in maintaining accurate financial statements and identifying drivers of property performance. This is an exciting opportunity to provide impactful financial insights while ensuring timely, accurate, and efficient month-end closings. You will also collaborate closely with team members to identify areas of improvement, develop innovative solutions, and implement best practices that optimize our accounting workflows and add value to the business.

The Property Accountant role is also a pre-approved position with CPA Ontario that allows CPA students to satisfy all of their CPA Practical Experience Requirements.
KEY JOB RESPONSIBILITIES
Property Accounting
- Full cycle accounting support for a portfolio of properties, including journal entries, reconciliations, financial statement preparation, and budget evaluation.
- Perform monthly variance analysis and identify key drivers impacting financial performance.
- Support the financial setup of acquisitions, dispositions, and refinancing/ supplemental loan transactions.
- Collaborate seamlessly with Operations, Corporate Accounting, Investor Reporting, Payroll, Acquisitions, Finance, and Accounts Payable to answer property accounting queries and provide insights.
- Contribute to portfolio-wide initiatives such as executive reporting, investor packages, property tax, retail CAM reconciliations, and loan requirements.
- Assist with audit engagements on behalf of equity partner investors and other authorities.
Process Improvements
- Prepare year-end schedules and review US partnership tax returns for investors
- Critically assess current processes and implement innovative recommendations either on an individual or team huddle basis.
- Demonstrate curiosity for technology and a positive attitude with a never-ending pursuit of excellence mindset.
- Work on portfolio-wide initiatives to support building new reporting and analysis.
CANDIDATE PROFILE
- Enrollment in a CPA or financial designation program is considered a strong asset.
- 2-5 years of experience in Accounting, Audit or FP&A.
- Industry experience considered a strong asset.
- Proficient in Microsoft Excel; experience in VBA and SQL is considered a strong asset.
- Enjoy working in a dynamic work environment and taking on new challenges.

- Strong communicator and excellent time management skills.
- Well-developed attention to detail and analytical skills.
