THE ROLE

Venterra Realty is now hiring a Capex  Coordinator / Underwriter, with previous experience in the multi-family industry or similar construction-related background. This position will be responsible for capital budget creations for potential purchases, CAPEX Project Management, new and reoccurring construction, and capital estimating, and other duties with various team members across all Venterra departments. The ideal candidate must be able to travel extensively and on short notice with their home office located in the Greater Houston area.

THE DETAILS

  • Manage and coordinate the CAPEX due diligence process to include organizing and managing specific trades, consultants, and departments to support budgeting and reporting requirements
  • At acquisition, identify the needs of the asset with a 10-year projection to ensure all asset preservation and construction-related capital burdens are accounted for
  • In addition to the above, assign cost with those items identified during the inspection process with a great amount of accuracy
  • Compile budgetary reports to include Property Condition Assessments and budgets for potential acquisitions
  • Evaluate, scope, manage, and close-out capital needs and projects holding all parties accountable for their roles in the best interest of Venterra
  • Support the annual Capex budgeting process for the Company’s existing portfolio of properties
  • Provide accurate and timely inspection reports, estimates, and budgets as needed
  • Adhere to company policies and procedures
  • Perform regular needs-assessments and audits on properties within the portfolio
  • Comprehensive professional scope writing for all types of projects associated with multi-family properties

THE QUALIFICATIONS

  • Knowledge of general construction, such as carpentry, waterproofing, building envelope, roofing, concrete, asphalt, plumbing, electrical, drainage, pools, etc.
  • Demonstrates leadership skills, honesty, integrity, ownership, sense of urgency, and prudent cost management
  • Excellent team management and communication skills
  • Ability to multi-task and organize multiple trades/parties
  • Possesses strong administrative and organizational skills to include self-motivation
  • Computer literacy (Microsoft Word, Excel, Outlook, Powerpoint)
  • Business mathematical and analytical skills
Experience (should possess at least three of the below):
  • Bachelor’s Degree - preferred
  • Experience in corporate level capital improvement project management a plus
  • Experience in facilities management is preferred
  • Experience in project management with a General Contractor is preferred
  • Experience in estimating and bidding
Other preferred, but not required achievements:
  • Trade School Certification(s)
  • Project Management Professional Certification (PMP)
  • Xactimate or similar estimating experience
  • CAD or rendering experience
