THE OPPORTUNITY

Venterra Realty is seeking an experienced and strategic Maintenance Operations Manager to lead the oversight of all maintenance operations across our multifamily communities. This individual will ensure that our properties remain safe, operational, and efficient while supporting an exceptional resident experience. The Maintenance Operations Manager will provide strategic direction, oversee large-scale maintenance initiatives, and ensure compliance with safety, regulatory, and company standards.

Success in this role requires strong cross-department collaboration, working closely with CapEx, General Construction Services (GCS), Asset Management, and Talent Acquisition teams to align maintenance strategies with business objectives, capital planning, and workforce development.

The ideal candidate will be a hands-on leader with strong project management skills, deep technical expertise, and a proven ability to manage teams and vendors in a fast-paced multifamily environment.

KEY JOB RESPONSIBILITIES  

  • Operational Oversight: Plan, coordinate, and oversee all maintenance and repair activities across communities, including unit turns, HVAC, plumbing, electrical, and structural systems.
  • Budget & Resource Management: Track expenses, identify cost-saving opportunities, and ensure cost-effectiveness in all operations; Partner with the CapEx and GCS teams to plan and execute large-scale capital repair and replacement projects.
  • Vendor & Contractor Management: Establish and maintain strong relationships with third-party vendors and service providers; Negotiate contracts and ensure performance meets company standards.
  • Cross-Department Collaboration: Collaborate with CapEx and GCS teams to ensure seamless execution of capital projects and minimize operational disruption; Work hand in hand with Regional Directors of Property Management to ensure alignment of teams on global Venterra initiatives impacting maintenance teams, product leasing quality assurance and expense management.
  • Strategic Planning & Leadership: Develop and implement maintenance policies, procedures, and preventive maintenance programs across the portfolio.
  • Compliance & Safety: Ensure compliance with OSHA, EPA, and local building and safety codes; Oversee safety training programs for maintenance staff and enforce consistent adherence.
  • Technology & Process Improvement: Leverage maintenance technology platforms (work order systems, asset tracking, preventive scheduling) to increase efficiency; Evaluate and implement new tools and technologies to improve productivity and extend asset life.

CANDIDATE PROFILE      

  • 10+ years of progressive maintenance experience, including leadership, team management and project management experience is required for this role; experience overseeing multi-site or regional teams would be an asset
  • Experience in the multifamily or real estate industry would be a definite asset
  • Strong technical knowledge of building systems: HVAC, plumbing, electrical, mechanical, and structural component
  • Strong vendor management, contract negotiation, and project management abilities
  • Demonstrated success collaborating with CapEx, construction, asset management, and HR/talent teams
  • Working knowledge of health, safety, and environmental regulations
  • Ability to manage budgets, analyze data, and implement cost-saving initiatives
  • Strong communication and interpersonal skills to work effectively with internal teams, residents, and external partners
  • Proven experience with preventive maintenance programs and large-scale capital projects would be an asset
  • Proficiency in maintenance management software and Microsoft Office Suite
  • EPA certification or HVAC licensing preferred
