THE OPPORTUNITY
The Structural Engineer will support a large, geographically diverse multifamily portfolio (100+ properties) by providing in-house structural expertise focused on upgrades, infill projects, asset rehabilitation, and issue resolution. The position owns structural issues end-to-end: from initial identification and risk prioritization through development and delivery of stamped drawings, specifications, repair details, and cost estimates required for permitting, bidding, and execution by internal construction teams. The Structural Engineer acts as the primary technical bridge between operations, asset management, and construction — translating field conditions into clear scopes, reviewing contractor means/methods, and providing construction-phase support. The position is hands-on, field-oriented, and heavily focused on existing buildings. As the portfolio grows, the role will expand to include structural design support for select ground-up developments.
**This position includes 20% travel to the different properties, including overnight**
KEY JOB RESPONSIBILITIES
- Structural Assessment & Issue Resolution:
- Investigate and assess structural issues across existing multifamily buildings
- Perform site visits to evaluate observed conditions, document findings, and recommend next steps
- Upgrade, Repair & Infill Support
- Provide conceptual-level designs, repair approaches, and constructability input
- Review contractor means and methods for structural repairs
- Assist with phasing strategies to minimize resident disruption
- Due Diligence & Risk Evaluation
- Support acquisitions and portfolio reviews by performing structural due diligence
- Translate findings into plain-language risk summaries and budgetary implications for non-technical stakeholders
- Review contractor-proposed means/methods and shoring/temporary bracing plans for structural safety.
- Consultant & Contractor Oversight
- Own structural issues from initial identification and assessment through to final delivery of a complete repair/rehabilitation package, including stamped drawings, specifications, and cost estimates as needed, ready for construction bidding and execution.
- Review third-party reports, drawings, and repair recommendations
- Provide ongoing support during construction execution, including submittal/shop drawing reviews, response to RFIs, and site visits to resolve unforeseen conditions.
- Conduct and oversee construction-phase observations/inspections for major structural repairs to verify compliance with design intent.
- Production of Construction Ready Deliverables
- Prepare or oversee preparation of detailed structural repair drawings, specifications, and details suitable for permitting, contractor bidding, and field installation.
- Provide stamped engineering documents (calculations, drawings, letters) for common repairs to enable in-house or contractor execution without external engineers where possible.
- Capital Planning & Budget Support: Support long-range capital planning by identifying repeat issues across the portfolio building property condition assessments and root cause analysis.
- Documentation & Standards: Develop and maintain a library of standard repair details, specifications, and pre-engineered solutions for recurring issues (e.g., balcony repairs, stair reinforcement) to accelerate project startup and reduce field variations.
CANDIDATE PROFILE
- Bachelor’s degree in Structural Engineering, Civil Engineering, Mechanical Engineering or any related field
- Professional Engineer (PE) license
- 5–8 years of experience, with significant exposure to existing buildings
- Experience working with contractors, inspectors, and third-party engineers
- Ability to communicate technical findings clearly to non-engineers
- Willingness to travel to properties as needed
- Experience with multifamily, residential, or light commercial portfolios would be an asset
- Experience with forensic or condition assessment work and repair and rehabilitation projects would be preferred
