There is no better way to experience Vail than a stay at the Arrabelle at Vail Square and you can join the team as a Maintenance Manager. This position required strong supervisory and leadership skills, plus strong communication skills as the Maintenance Manager will supervise and develop a staff up to 15 employees. The position will take over day-to-day operations of the department so that the Area Director of Engineer can focus on the "big picture". A hand's on approach is required to satisfy the job requirements of the Maintenance Manager. Willingness to work with contractors and vendors to negotiate best possible outcome on pricing and schedules is required and crucial to the job. The Maintenance Manager will train employees to hotel standards, by keeping knowledgeable of company and industry standards. Technical proficiency with Microsoft Office, HVAC, Kitchen and Central Plant operations is also required.
Job Responsibilities:
- Maintain complete knowledge at all Resort features / services, hours of operation, daily house-count and expected arrivals/departures to ensure work orders are scheduled around critical times; conduct monthly department meeting, insuring meetings are informative, upbeat and fun.
- Lead all daily line-ups to ensure the Vail/Rock Resort philosophy.
- Attend necessary meetings and functions to show support and to provide input towards the success of the Resort.
- Ensures compliance with company policy on vehicle operation.
- Attend to any work orders, guest requests, housekeeping requests, front desk requests, and room calls
- Work with outside contractors to provide necessary improvements or maintenance as directed.
- To carry ladder up and down stairs with required tools (may exceed 20 lbs). May require lifting arms above head and shoulders to work in ceiling (i.e. small leaks, electrical shorts, replace motors).
- Maintain records of all work activities and support materials
- Provide written reports to other departments as needed.
- Responsible for ordering parts and items necessary for repair of building and units.
- Oversee the training, counseling and discipline of engineering staff.
- Document engineering work in forms that can be directly applied to billing programAssist with preventative maintenance in common areas, back of house and guest rooms
- Review daily log books and stay informed about all day -to- day activities; Meet with Director of Engineering each morning prior to the line-up to discuss any opportunities and offer assistance.
- Promote open-door policy among staff members; Identify and resolve performance problems not in line with company standards/procedures in evaluation and discipline of staff; Administer fair employee performance appraisals in a timely manner.
- Achieves objectives through direction and delegation.
- Set standards for the department in image, appearance and grooming; properly represent the company and the department to outside organizations; Return Business telephone calls the same day
- Develop a list of department goals and objectives; Assist with planning for the execution of Resort projects.
- Control monthly all R&M and capital expenses within the budgeted or forecasted parameters; assist with the preparation of the R&M and capital expenditures budget.
- Establish, direct and maintain the appropriate organizational climate to meet the needs of the Resort’s employees and guests.
- Utilize the work order Management System to maintain the Resort and grounds in the highest possible standards.
- Direct and be an active part of the guest rooms and public area preventive maintenance program to achieve Rock Resorts standards.
- Reduce waste by 80% through recycling.
- Institute and maintain the utility management program to conserve energy without discomfort to internal and the external customers.
- Manage the inspection of all building systems and life-safty systems to insure minimum downtime, expense and discomfort to our guests.
- Effectively comply with all local codes.
- Coordinate all carpentry projects; Control painting and decorating; maintain plumbing systems, grounds and landscaping, and swimming pool and water features.
- Assist with coordination and control of all in-house and contractor projects.
- Oversee maintenance of the Central Plant; Maintain HVAC systems, Kitchen facilities, refrigeration systems, laundry facilities, electrical systems, and sewage systems; Maintain the energy management system, including continuous improvement.
- Learn , understand and energize The Vail / Rock Resort Standards among the engineering staff.
- Ensure employees maintain safe conditions and procedures in work areas and other associated areas.
- Practice emergency procedures in compliance with Resort/Company Standards; react and assist in Resort emergencysituations as needed.
Qualifications:
- Some supervisory experience. -required
- Maintenance experience, preferably in a hotel setting. -required
- Must be able to lift up to 50 lbs. -required
- Must be able to stand or work briskly to all areas of the Arrabelle property. -required
- Must be able to communicate effectively in English. -required
- Must possess some sort of maintenance related certification (mechanical, electric, plumbing, HVAC, etc.) -required
- Must be flexible to work any and all shifts.
