Description
The Sr. Appraisal Analyst is considered an advanced or Senior level role and interacts with all phases of the appraisal process, ensuring project execution aligns with client contracts and company standards. The Senior Property Appraisal Analyst is responsible for performing advanced-level property appraisals, analyses, and assessments. This role involves determining the market value of residential, commercial, agricultural, and industrial properties for taxation, investment, or other purposes. The position also includes mentoring junior appraisers, preparing detailed reports, and ensuring compliance with local, state, and federal appraisal standards.
Responsibilities
- Conduct advanced-level appraisals and assessments for various property types, including residential, commercial, agricultural, and industrial properties.
- Analyze financial, market, and property data to determine accurate market values for taxation, investment, or other purposes.
- Oversee the execution of appraisal projects, ensuring alignment with client contracts and company quality standards.
- Prepare comprehensive appraisal reports that meet regulatory and professional standards.
- Ensure compliance with local, state, and federal regulations governing property appraisals.
- Collaborate with clients, legal representatives, and other stakeholders to resolve valuation disputes or inquiries.
- Mentor and guide junior appraisers, providing training and technical expertise.
- Stay informed about market trends, property valuation techniques, and relevant legislation.
- Represent the company in hearings, appeals, or court proceedings as an expert in property valuation.

The incumbent builds credible and trusting relationships and represents Tyler Technologies professionally to the client and public. Ensuring client satisfaction and a positive reference for future clients is imperative in this position. This includes collaborating and communicating (orally and in writing) effectively with the necessary internal and external parties (including staff, management, senior management, clients, vendors, property owners, the public) to deliver project per Company and client standards/requirements. This position may be considered a key point of contact for Appraisal Projects.

This role involves appraising diverse property types—residential, commercial, agricultural, and industrial—each with unique valuation considerations, regulatory requirements, and market dynamics. The analyst must synthesize large volumes of data, including financial metrics, market trends, and property characteristics, to deliver precise and defensible valuations.
This role demands a high degree of problem-solving, critical thinking, and decision-making to address challenges and deliver accurate, timely, and compliant appraisals. The Senior Appraisal Analyst must also exhibit strategic foresight to anticipate and adapt to market changes and regulatory shifts, ensuring the organization's continued success.
Qualifications
- Bachelor’s degree in Real Estate, Finance, Economics, Business Administration, or a related field.
- Ten (10) years of mass appraisal experience (Residential/Agricultural & Commercial/Industrial), Reappraisal, new construction, Cost Market Valuations, and related appraisal service functions.
- Appraisal certifications and PMP certification are preferred.
- Experience with TAX CAMA systems, with a preference for multiple system experience.
- SQL experience preferred.
- County/municipal government property valuation/assessment in public or private sector experience is required.
- Expertise in manipulating computer/statistical models for property valuation.
- Strong knowledge of appraisal standards, state regulations, and experience passing state certifications.
- Strong knowledge and understanding of hearing/tracking module and assessment administration
- Excellent decision making, mathematical, analytical and root cause problem-solving skills
- Strong experience with Commercial and Residential Cost Systems (i.e. Marshall Swift, Boeckh, etc.)
