Job Summary and Responsibilities: 

The Manager-in-Training (MIT) program will allow each participant to work side by side with our team of professionals to develop their leadership and management skills with the goal of producing future leaders of our operational leadership team. Our dynamic portfolio is growing quickly as we provide investors with ethical investment opportunities on our mission to improve communities through renovation projects. Our MIT program is designed to cultivate talent and expose team members to managerial roles while practicing and developing critical team leadership skills. We are seeking candidates with an entrepreneurial spirit and a can-do attitude to work with our management teams nationwide. The purpose of this position will be to give candidates exposure, insight, and direct responsibilities into managerial roles that prepare them for a permanent operational management position after 12 months of exposure and training. This program is aligned to our company’s growth trajectory and belief in the importance of developing our organization’s leadership team. 

  • Rotate between various assets within a market and portfolio 
  • Exposure to new acquisition and disposition processes and insight into our market returns and asset preparation checklists 
  • Work side by side with real estate management professionals in a managerial capacity and take on essential leadership roles 
  • Attend weekly pricing calls and support in market comparisons as well as strategy initiatives 
  • Gain exposure on lease-up assets and capital improvement business plans 
  • Attend monthly marketing meetings and provide strategic operational updates to support marketing efforts 
  • Exposure to new hire candidate interviewing and techniques. Conduct interviews following completion of training 
  • Participate in property tours and site visits 
  • Practice critical resolution decision making skills 
  • Serve as “Manager on Duty” and operate as a key leadership support role to both on-site and regional leadership 
  • Understand all on-site property roles and functions. Ability to train, coach and mentor on-site team members with day-to-day job functions 
  • Show, lease, and move in prospective community members 
  • Assist in the preparation of annual budgets. Maintains insight into on-going performance and budget attainment 
  • Maintain flexibility to travel between Trinity assets providing support to our asset operations 
  • Clerical and phone support 
  • Maintain all community members’ files, ensuring completeness and accuracy of all file documentation 
  • Maintain a calendar of scheduled move-ins, ensuring all move-in appointments are completed and all apartments are inspected to ensure all apartments are move-in ready to Trinity’s standards 
  • Demonstrate ability to resolve resident complaints and direct pertinent issues and matters to the community manager 
  • Additional tasks or duties assigned by Regional Manager / Vice President 
  • Maintain property goals and attainment of targets set forth in budgets and acquisition proformas 
  • Improve upon current best practices related to our on-going operations management 
  • Execute property strategies to optimize net operating income 
  • Applies critical thinking, keeps current with industry trends/tools 
  • Uses data, maintains statistics and reporting on key operational data points 
  • Collaborates with operational leadership to ensure successful execution of each asset’s business plan. 
  • Takes on additional projects that help enhance leadership training 

Special Requirements:  

Physical Demands: 

  • The MIT will be required to sit regularly, stand, walk, talk, hear, and reach using feet, legs, back, arms, and hands. The MIT will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed. 

Attendance/Travel: 

  • This position may be required to have availability to work some nights and weekends. Regular attendance and active participation/planning at company functions and events may also be required.

Qualification:  

Skills: 

  • Intermediate computer and internet knowledge, accounting, property management software programs, printers, telephones, fax machines, and photocopier 
  • Intermediate knowledge of MS Word, Excel, and Outlook 

Learning and Development: 

  • Maintain a commitment to ongoing professional development and career growth 

Education: 

  • Bachelor’s degree required.
  • Customer service work experience required.
  • Property Management experience preferred.
  • Ability to fluently read and write English, accurately perform intermediate mathematical functions, and use all on-site resident management software functions.

Salary Range: $60,000-$75,000/ annually
