This position pays $23 - $25 per hour, based on experience, with opportunities for bonuses. This position is also paying a $1,500 Sign-on Bonus to be paid in 3 increments of $500: first installment after 30 days of employment, second installment after 60 days of employment, and final installment after 90 days of employment.
Job Description:
The Assistant Maintenance Supervisor is responsible for ensuring optimal functioning of internal and external apartment community building systems including mechanical, electrical, plumbing, fire/life safety, elevators, and more. Leveraging organization skills, problem solving, and creative thinking, the Assistant Maintenance Supervisor is required to support the Maintenance Supervisor in resolving escalated issues while driving continuous process improvement and team development.
Key Responsibilities:
- Support Maintenance Supervisor in setting scope, technical specifications, budget tracking, scheduling, material and equipment requirements, subcontractor/vendor bidding and management, and overall planning and execution of facility and maintenance projects.
- Responsible for ensuring the physical aspects of the community meet operations and safety standards.
- Assist in the management, development, and mentorship of facilities team members in diagnosing problems and making repairs.
- Complete unit inspections as needed and maintains orderly documentation.
- Maintain inventory of basic personal tools to complete task requirements including but not limited to a hammer, screwdriver, adjustable wrench, tape measure, and flashlight.
- Organize, maintain, and utilize provided supplies in a cost-effective manner.
- Pre-diagnose and troubleshoot various building systems prior to scheduling repairs.
- Repair issues and provide knowledge in areas including HVAC, electrical, plumbing, appliances, carpentry, etc.
- Present an appearance appropriate to the image of the company.
- Complete additional tasks or duties assigned by community leadership.
Qualifications:
Professional Experience:
- Minimum of 5 years’ experience in Facilities Maintenance in Multifamily or Hospitality.
- Advanced experience in two or more trades: electrical, carpentry, plumbing, HVAC, painting, etc.
- Working knowledge of appliances required.
Education:
- High school education or equivalent is preferred.
- Accurately perform basic mathematical functions.
- EPA Universal Certification required.
- Certified Pool Operator (CPO) Certification preferred.
Computer Skills:
- Intermediate computer and internet knowledge preferred.
- Ability to use on-site resident management software preferred.
Physical Demands:
- Physical demands may include the ability to lift up to 50 pounds. The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The team member may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member will be required to work at a personal computer. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.
