Salary: 70K-75K annual base, depending on experience, plus potential for bonuses! 

Schedule: Monday to Friday, 9:00 a.m. to 6:00 p.m., plus occasional weekends. This team member will be required to be on-call for emergency calls. 

Job Summary:
We are seeking a dynamic Property and Maintenance Manager to oversee the daily operations of at an apartment community, as well as the maintenance and physical aspects of the properties. This dual role combines the responsibilities of property management and facilities management, ensuring operational excellence, safety, and tenant satisfaction across both areas. The ideal candidate will have strong leadership skills, a solid understanding of facility maintenance, and the ability to manage all aspects of the properties effectively.

Key Responsibilities:
 
Property Management:
  • Manage the daily operations of multiple apartment communities.
  • Develop and execute the business plan for each community, driving the highest possible net operating income through effective cost control and operational efficiency.
  • Oversee department heads and staff, ensuring excellent customer service, high occupancy levels, and adherence to company policies.
  • Monitor and manage the community’s P&L, budgets, and finances.
  • Prepare and submit requested operational and financial reports to the Regional Manager in a timely manner.
  • Conduct market surveys and implement pricing strategies to maintain competitive occupancy levels.
  • Develop and implement marketing plans, ensuring properties stay ahead of market trends and competition.
  • Lead, train, and motivate on-site teams, fostering a high-quality work environment through clear communication and team development.
  • Implement and enforce company policies and procedures.
  • Conduct regular property inspections, ensuring all grounds, buildings, and units are safe, well-maintained, and fully operational.
Maintenance Management:
  • Set the scope, technical specifications, and budget for facility and maintenance projects.
  • Oversee scheduling, material/equipment requirements, subcontractor/vendor management, and execution of cost-effective projects.
  • Lead and manage the maintenance team, ensuring that work orders, unit turns, and maintenance requests are completed in a timely manner with excellent customer service.
  • Direct and oversee all maintenance work orders, unit inspections, and repairs, ensuring issues such as HVAC, plumbing, electrical, and carpentry are addressed promptly.
  • Perform preventative maintenance and troubleshooting on building systems to anticipate and address potential issues.
  • Manage and maintain inventories of tools and supplies, ensuring all are cost-effectively organized and used.
  • Provide on-call and emergency service as needed, ensuring the safety and functionality of the properties.
  • Maintain compliance with safety and operational procedures to meet company standards.

Special Requirements: 

Physical Demands: 

  • The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The employee may occasionally be required to climb. Employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed. 

Attendance/Travel: 

  • This position is a full-time position and may require the availability to work some nights, weekends, and occasional holidays. Regular attendance and active participation/planning at company functions and events is also required.

Qualifications:  

Computer Skills: 

  • Intermediate computer and Internet knowledge 
  • Intermediate knowledge of MS Word, Excel and Outlook 
  • Prefer knowledge of the following software programs: Yardi, Voyager, LRO, Entrata, Resident Check 

Learning and Development: 

  • Maintain a commitment to ongoing professional development and career growth through our company’s continuing education programs 

Education: 

  • High school education or equivalent is required 
  • CPM, CAM, RMP, or CMCA Certifications are preferred but not required 
  • Accurately perform intermediate mathematical functions and use all on-site resident management software functions 

Professional Experience: 

  • Minimum of one years’ experience as a Property Manager in the Multifamily Industry is required. 
  • Knowledge of building systems, including HVAC, plumbing, electrical, and general maintenance.
  • Proven experience in managing both property operations and facility maintenance.
