Exciting Career Opportunity: Director of Development - West (Mountain) Region
 
Thompson Thrift invites dynamic and driven professionals to join our team as a Director of Development for the West (Mountain) Region, based in our vibrant Indianapolis corporate office. This pivotal role offers a unique chance to lead and shape a diverse portfolio of multifamily development projects, guiding them from initial land acquisition to successful construction loan closing. You'll collaborate with our talented Acquisitions and Development Teams and be the key liaison with city officials, architects, zoning attorneys, and civil engineers.
 
Key Responsibilities:
  • Lead & Innovate: Head a Development and Design Team, taking full ownership of projects from entitlements to construction loan closing. Your leadership will be crucial in steering projects to success.
  • Strategic Liaison: Forge strong relationships with City Officials to drive development initiatives forward and ensure smooth project progress.
  • Financial Insight: Work closely with the Acquisitions Team to analyze financial pro-formas, understanding key metrics like yield, spread, cap rates, and underwriting considerations.
  • Project Planning: Create detailed timelines and cost schedules, ensuring all due diligence items are addressed efficiently.
  • Proposal Management: Secure competitive proposals that align with company goals and lending criteria.
  • Entitlement Coordination: Manage all aspects of the entitlement process, ensuring seamless integration and compliance.
  • Legal and Technical Support: Assist legal counsel with title and survey issues, and evaluate utility availabilities and connection fees.
  • Site Analysis: Conduct thorough site investigations and compile detailed reports.
  • Budget Development: Collaborate with senior leaders to develop comprehensive project budgets.
  • Design Coordination: Guide civil and architectural professionals in creating and refining project designs, from conceptual layouts to final construction drawings.
  • Public Representation: Represent Thompson Thrift at public hearings and meetings, engaging with neighborhood representatives, utilities, and regulatory agents.
  • Permitting & Approval: Secure all necessary permits and approvals to keep projects on track.
  • File Management & Team Growth: Maintain meticulous project files and contribute to the growth and development of your team.
 
Qualifications:
  • Educational Foundation: Bachelor’s Degree in Construction Management, Civil Engineering, or a related field.
  • Experience: 6+ years of multifamily development experience, with a minimum of 3 years in a leadership role.
  • Communication Skills: Exceptional verbal and written communication abilities.
  • Analytical Expertise: Strong analytical and problem-solving skills with a solid grasp of real estate transactions.
  • Technical Proficiency: Skilled in MS Word and Excel, with a keen eye for detail and a results-driven approach.
  • Deadline Driven: Capable of setting and meeting deadlines in a fast-paced environment.
