Your Role as Director of Subcontractor Procurement
As the Director of Subcontractor Procurement, you will be responsible for providing the overall strategy of the subcontractor procurement efforts. This position oversees market research to gather accurate cost information and quality subcontractor/material supplier contacts for all markets that the Company is considering for construction projects. In this capacity, the role also manages and develops the Subcontractor Procurement team.

 

Key Responsibilities:

  • Leadership & Mentorship:
    • Guide and mentor Subcontractor Procurement Managers and team members.
    • Foster a supportive environment for professional growth and high performance.
  • Partnership Development:
    • Cultivate and manage strong relationships with subcontractors and suppliers.
    • Ensure performance aligns with business expectations and project requirements.
  • Market Analysis:
    • Conduct thorough analysis of labor and material pricing trends.
    • Explore new markets to identify potential subcontractors and suppliers.
  • Bid List Management:
    • Strategically develop and maintain robust bid lists for projects.
    • Ensure a diverse selection of quality bidders for each scope of work.
  • Subcontractor Vetting:
    • Oversee the rigorous vetting process for subcontractors via references and direct engagement.
    • Manage prequalification timelines and communication effectively.
  • Prequalification Management:
    • Organize prequalification deadlines and communication templates using ISQFT.
    • Process new subcontractor referrals in a timely manner.
  • Performance Reporting:
    • Generate quarterly reports on subcontractor performance for superintendents.
    • Ensure timely dissemination of information to relevant parties.
  • Issue Resolution:
    • Assist in resolving project-related issues between subcontractors/suppliers and the company.
    • Focus on maintaining strong overall relationships for effective problem-solving.
  • Support Construction Management:
    • Aid construction management teams in subcontractor replacement or supplementation.
    • Identify viable and cost-effective subcontractor options.

 

 

Our Ideal Candidate:

  • Education: Bachelor’s degree in construction management or related field. Or, an equivalent level of education and experience.
  • Experience: 6 years of progressive experience in procurement. Prefer experience in the construction industry. With a minimum of 3 years in a management capacity.
  • Diversified understanding of construction means and methods, with strong understanding of project drawings and specifications and scheduling.
  • Proficient computer skills including Microsoft Office (Word, Excel, Access & PowerPoint).
  • Ability to manage multiple concurrent projects while continuing to meet project deadlines.
  • Exceptional problem-solving, analytical, organizational and time management skills.
  • Team-player who flourishes in that environment.
  • Desire to take on leadership role.
  • Excellent verbal and written communication abilities.
  • Detail oriented with the ability to efficiently analyze and organize significant amounts of information regarding labor and material pricing, subcontractor and material supplier financial information, and abilities of firms to complete obligations.
  • Experience leading a team.
