Exciting Opportunity: Development Manager
 
Location: Indianapolis, IN
Team: West (Mountain)
 
Thompson Thrift is seeking a Development Manager to join our corporate Indianapolis office. You'll collaborate closely with the VP of Development and our Mountain team, driving multifamily development projects forward. This role is pivotal in managing entitlements and serving as the primary liaison with city officials, zoning attorneys, and consultants.
 
 
Duties & Responsibilities:
  • Coordination Expertise: Assist VP of Development in coordinating with sellers, legal teams, municipalities, consultants, internal teams, and construction stakeholders.
  • Acquisition Mastery: Facilitate title processes, financing and appraisal packages, due diligence timelines, easements, soil investigations, environmental assessments, and wetlands considerations.
  • Timeline and Cost Management: Develop meticulous schedules and precise cost estimates for all due diligence items.
  • Contract Negotiation: Secure proposals that align with Residential's strategic goals and lending requirements.
  • Strategic Planning: Coordinate site plan design and manage all entitlement efforts.
  • City/County Navigation: Manage zoning requirements, setbacks, utilities, platting/subdivision processes, variances, and other regulatory aspects.
  • Design Oversight: Collaborate on surveying, civil engineering, architectural designs, and overall site and building layouts.
  • Local Engagement: Travel to project sites to engage with local officials and consultants.
  • Regulatory Navigation: Secure all necessary permits and approvals with efficiency and compliance.
  • Organizational Excellence: Maintain rigorous project files and ensure comprehensive compliance.
 
Qualifications:
  • Education: Bachelor’s degree in Real Estate Development, Land Planning, Civil Engineering, or related field.
  • Experience: 3+ years of relevant experience; prior experience in real estate development preferred.
  • Technical Skills: Advanced proficiency in MS Office suite and project management tracking tools.
  • Communication Skills: Ability to operate independently and effectively report in both written and verbal formats.
  • Project Management: Proven ability to manage multiple projects simultaneously in a team-focused environment.
