We are seeking a Commercial Roofing Project Manager for our commercial roofing shop in Hialeah.
The Project Manager will manage, coordinates, and supervises construction processes from the conceptual development stage through final construction. Manage multiple projects simultaneously to ensure that all associated work is performed in a timely and cost-effective manner, in accordance with applicable plans and specifications, company policies and procedures and adhering to strict safety roofing practices.
Job Functions:
- Provide project management services across multiple concurrent projects.
- Support the collections process and assist with final payment coordination as needed.
- Evaluate bid specifications for feasibility within the proposed timeline.
- Offer functional leadership in areas such as construction scheduling, cost control, dispute resolution, contract administration, and quality assurance.
- Gather and analyze property and building data to ensure seamless integration of construction activities with existing building operations and systems.
- Assist in negotiating design-build contracts and subcontracts.
- Prepare, track, and issue purchase orders, subcontracts, AIA documents, and other relevant agreements.
- Supervise consultants, contractors, and vendors to ensure compliance with project scope, budget, design standards, schedules, and contractual obligations.
- Address and resolve complex construction-related issues, disputes, and disagreements.
- Assign, develop, and monitor staff performance in relation to construction project goals.
- Review and assess change orders for budgetary impact.
- Monitor project progress with respect to schedule and cost control benchmarks.
- Review and validate payment applications; manage overall fiscal oversight of multiple construction projects.
- Ensure all work receives necessary approvals from relevant stakeholders and governmental agencies.
- Oversee issuance and maintenance of contractor insurance and work permits.
- Organize and lead regular project meetings with internal and external teams; document proceedings and delegate responsibilities. Schedule sub-meetings as needed to maintain momentum and communication.
- Maintain thorough knowledge of contract documents, drawings, architectural plans, specifications, and scope of work.
- Conduct periodic site visits to monitor progress and ensure compliance with plans, specifications, and contractual requirements.
- Track and expedite review and approval of submittals and shop drawings; ensure timely feedback and compliance from contractors and consultants.
- Maintain comprehensive logs of drawings, submittals, samples, and project correspondence.
- Review, manage, and approve invoices, requisitions, and change orders to ensure accuracy and timely payment.
- Upon project completion, distribute as-built drawings, documentation, and operating manuals to relevant staff for proper maintenance and operation.
- Enforce terms of design-build contracts, subcontracts, and supply agreements.
- Contribute to monthly reporting, including WIP and ECAC updates.
- Support preparation of Project Status Reports (PSRs) and cost/revenue forecasts.
- Perform other related duties as assigned.
Knowledge, Skills & Experience:
- 4+ years of experience in commercial roofing project management
- Knowledge and experience with bid submittals, NOA guidelines and warranty packages
- MS Office, and MS Project experience
- OSHA 30 training a plus
- Be able to perform Jobsite inspections, be capable of climbing ladders on a repetitive basis and not have a fear of heights
- Must have a valid driver’s license and be able to pass a drug test and background check
- Ability to manage/mentor people in a positive manner.
- Bachelor's degree in construction/engineering related curriculum
- Practical construction knowledge with the ability to read blueprints/plans
- Knowledge of basic accounting principles
- Bilingual (English/Spanish) is a plus
