Position Description:
The Associate will report to the Vice President of U.S. Commercial Asset Management and will focus primarily on monitoring and reporting asset level performance, identifying potential issues, and assisting the team with implementing value creation strategies for Starwood’s U.S. commercial property portfolio. The Associate may act as an asset manager for smaller investments, depending on experience and skills.
Specific responsibilities include:
- Prepare investment return projections and valuation analyses;
- Prepare investment business plans and leasing strategies in cooperation with Asset Managers.
- Monitor investment performance against budgets and return projections and prepare internal reporting materials
- Participate in the leasing process and manage leasing approvals
- Review lender reporting, monthly draws, and other required compliance reporting
- Assist with the disposition process, from marketing to closing.
- Assist with acquisitions due diligence
- Assess market dynamics and competitive positioning for investments
- Assist with special projects, including hold-sell analyses, evaluation of financing strategies, and sector initiatives;
- Review development plans and development draws.
- Interact with joint venture partners, lenders, attorneys, brokers, property managers, and third-party service providers
- Mentor team analysts and junior staff
Qualifications:
- 4+ years relevant real estate or finance experience preferred
- Strong communication skills (both written and oral)
- Real estate cash flow modeling experience
- Strong quantitative and technical/computer skills (including proficiency in Microsoft Excel and ARGUS)
- A true self-starter capable of accomplishing complicated tasks with limited supervision
- Bachelor’s degree in business, real estate, finance or a related area
