Position at SBM Management

SBM Management is currently seeking a seasoned, results-oriented Director of Construction to manage and oversee multi-faceted real estate development construction projects, including home building.  The ideal candidate will possess solid leadership skills, demonstrated success in assembling, coordinating and leading consultants, vendors, sub-contractors, and overseeing on site actual construction projects.

Essential Job Responsibilities

  • Create development budgets for offsite, onsite, and lot improvements including administering and maintaining budgets through the entire life cycle of a project.
  • Create a development schedule inclusive of the entire development life cycle.
  • Participate in design coordination and value enhancement meetings for civil improvements and landscape/amenity plans.
  • Supervise/coordinate with outside consultants including civil engineering, landscape architecture, dry utilities, and soils engineering, as required, in preparation of required construction applications.
  • Manage and coordinate the creation and assembly of bid documents including plans, specifications, reports, scopes of work, and schedules.
  • Administers all aspect of bidding with contractors including sending out bid packages, assessing the accuracy and pricing of received bids,
  • Ensure timely bidding, negotiate the best value for labor & materials, and contract all subcontractors required to build the project per the project schedule.
  • Manage the processing of contracts, purchase orders, change orders and maintain accurate backup ensuring timely completion of the process.
    • Ability to manage day-to-day field operations, consultants, site contractors and general contractors to assure scope compliance, reduction and/or elimination of change orders, strict adherence to project schedules, assure quality control and provide coordination between other contractors and trades to facilitate a small transition from one construction phase to another.
  • Ensure all OSHA, health and safety guidelines, codes, SWPPP, BMP’s, and municipality laws are followed by all employees, subcontractors, and customers throughout the life of the project.
  • Coordinate subcontractors and inspectors for completion of land development milestones, including meeting with jurisdiction and agency officials as needed to maintain schedule and budget.
  • Oversee, manage, and support the completion of all land development activities for the project inclusive of coordinating efforts with construction for the building of the model homes, new home gallery, and project amenities.
  • Ensure timely completion of land development activities and successful opening of community and receipt of permit approval by all agencies having jurisdiction.
  • Responsible for working with the HOA management team, vendors and other departments to maintain the overall community appearance at a high level.
  • Reviews and responsible for accuracy of entire subcontractors’ and suppliers’ pay requests; oversee the approval process to maintain company pay policies.
  • Manage and support tract acceptance and bond exoneration.
  • Other duties as assigned.

 

Desired Knowledge, Skills & Experience

  • Bachelor’s Degree required. Major/emphasis in Engineering, and/or Construction Management preferred.
  • Minimum 8-10 years of demonstrated experience in Land Development in the real estate industry, or equivalent combination of education and experience.
  • Experience with large area master planning for roads, water, sewer, and storm water.
  • Experience with the construction of significant clubhouse and amenity facilities/campuses a plus.
  • Experience contracting and managing General Contractors and subcontractors.
  • Strong understanding of Civil Improvement Plans, Soils Conditions, and Dry Utility Design.
  • Value Engineering and knowledge of local market for contracting, manpower, and pricing.
  • Strong understanding of government approval processes necessary to obtain approvals and construction permits required for infrastructure construction.
  • Demonstrated general knowledge of home construction.
  • Understand the building industry, municipality building codes, regulations, construction plans, and maps.
  • Must have a clear understanding of subcontractor’s duties and knowledge of soil conditions, grading, and survey.
  • Requires the ability to communicate effectively (written and verbal) with internal team members, external agencies and municipalities, consultants, and contractors.
  • Highly organized with the ability to handle a multitude of projects simultaneously.
  • Must have problem-solving, prioritizing abilities, and interpersonal skills.
  • Ability to adhere to strict deadlines and work under pressure.
  • Must efficiently execute tasks without sacrificing quality.
