Job Title: Facilities Maintenance Manager                       Department: Distribution
Reports to: Director DC Operations                                 FLSA Status: Exempt

Summary: The Facilities Equipment Maintenance Manager is responsible for managing and assisting in the completion of the day-to-day activities involving the maintenance of building/facility, equipment and machinery, including HVAC, building lighting systems, production lines, grounds keeping and overall facility appearance. This position supervises and coordinates the work of employees and contractors who repair and maintain building/facility, equipment and machinery.

Essential Functions: To perform the job successfully, an individual should demonstrate the following competencies to perform the essential functions of this position:

 Regular, reliable attendance is required as work cannot be performed remotely.

 Hire, train and supervise warehouse maintenance personnel in the performance of their assigned duties and achievement of department production, quality and safety goals.

 Manage, plan, and coordinate the activities of the facility maintenance to ensure optimum service level maintenance, and minimize operations downtime.

 Ensure production/maintenance schedules are maintained and customer’s needs are met by the effective management of the material flow in the facility.

 Train and direct employees in the performance of their assigned functions in order to achieve production/maintenance goals.

 Responsible for IT equipment and troubleshooting. Will work with corporate IT as needed.

 Promote a positive work environment which inspires positive employee morale.

 Create and meet annual variable cost budgets for the department managed.

 Control and direct the maintenance operations through effective scheduling, budgeting and human resource management programs.

  Establish and control distribution costs including labor, materials and overhead costs as it relates to building maintenance.

 Develop, implement and administer maintenance programs for improving distribution operations.

 Identify areas for quality improvement and initiate problem-solving activities to improve quality performance throughout the facility.

 Develop programs to elicit and implement the suggestions of employees.

 Ensure the work areas are appropriately maintained and correct any unsafe conditions immediately.

 Maintain a safe work environment by observing and enforcing OSHA, HAZMAT, environmental and Lock out Tag Out requirements.

 Oversee building and grounds maintenance including landscaping, lawn maintenance, snow removal, employee and trailer parking lot maintenance, HVAC (electrical and plumbing; lighting inside/outside), dock doors, dock plates, trailer restraints, switch lights, roofing, and fire protection systems, etc. Non-Essential Functions:

 Other duties may be assigned, directed or requested.

Qualifications

 Associate’s degree and 5 years of maintenance management experience and/or 7 years of warehouse maintenance experience; or equivalent combination of education and experience may be substituted.  Bachelor’s degree preferred.

 One year experience in a management position with at least 2 direct reports.

 Basic proficiency in the use of Microsoft Word, Excel and Warehouse Management System.

 Must be able to work a flexible schedule as required which may include working off shifts and weekends.

 Excellent leadership and people skills.

 Some travel may be required.

 Six Sigma certification preferred.

Physical Skills:
 Must be able to stand up to 10 hours in a day.
 Must be able to walk up to 8 hours.
 Will continuously reach up and out.
 Will occasionally climb.
 Will occasionally push/pull from 11 to 25 pounds.
 Will frequently bend, stoop, reach up and out, crouch, kneel, and push/pull from 36 to 50 pounds.
 Will frequently lift up to 50 pounds and occasionally lift up to 75 pounds.
 Will occasionally have repetitive foot movement.
 Will frequently have repetitive hand/arm movements for simple reaching, simple and firm grasping and/or fine hand manipulation.
 Specific vision ability required b this job includes close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
 Regularly required to stand; use hands to finger, handle or feel objects, and reach with hands and arms.
 Must be able to wear gloves occasionally.

Language Skills:
 Must have excellent communication skills, both written and verbal
 Ability to speak with all levels of the organization
 Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals
 Ability to write routine reports
Mathematical Skills:
 Must be proficient in mathematics including algebra
 Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s
 Ability to perform these operations using units of American money and weight measurements, volume and distance
Reasoning Ability:
 Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form
 Ability to deal with problems involving several concrete variables in standardized situations
Work Environment: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.
 Work is performed in a warehouse distribution center environment.
 The employee is frequently exposed to vibrations and dust and will be working around moving machinery.
 The noise level in the work environment is usually moderate at low decibels.
 Must be able to work in a fast paced, team environment.
