QTC Advisory Division
At Queensland Treasury Corporation (QTC), our Advisory Division is on a mission to drive financial sustainability and operational excellence across Queensland’s Government Departments, Local Governments and Government Owned Corporations. The Advisory Division supports and assists these Government entities and agencies, as our clients to:
  • improve their service delivery,
  • identify and mitigate significant business risk,
  • manage financial and commercial projects and transactions, and
  • optimise their financial position, asset portfolios and improve commercial effectiveness.

Purpose of Role
This role resides in the Property team as part of the Industry, Investment and Commercial (IIC) Group within the Advisory Division. The team provides strategic, financial, and commercially focused advice that optimises assets, projects, portfolios or transactions. 
Land and buildings are the largest asset class on the State’s balance sheet with $194bn of real estate assets under management (AUM). Collectively our clients are the largest owners, tenant occupiers and users of property in Queensland (eg. offices, industrial, residential and other social infrastructure – schools and hospitals); therefore, the team’s insights are highly sought-after to maximise value and optimise costs.  
 
The team works closely with these agencies with large property portfolios (Resources, Public Works, Transport and Housing etc) in partnership with central agencies to execute on government priorities that create better financial outcomes for Queensland. Our team provides a lens that complements and supplements their internal knowledge with our own industry and technical expertise. Working within a team of experienced professionals, you will be working on a wide range of commercial and corporate property advice including:
  • Identifying risks and returns on planned investments.
  • Presenting financial analysis and commercial outcomes to various agencies.
  • Providing commercial solutions to multifaceted stakeholder and asset challenges.
  • Preparing development feasibilities and transaction due diligence analysis.
  • Conducting market and data analysis.
  • Providing asset and sector level research.
  • Assisting with procurement options and structured finance arrangements.
  • Assisting with portfolio investment strategies and accommodation plans.

Responsibilities & Accountabilities
  • Provide research insights and analysis on parts of the commercial property and development focused advice.
  • Deliver high-quality written reports and financial analysis.
  • Assist with detailed presentations on the advisory projects.
  • Undertake commercial modelling, development feasibility assessments, asset evaluation and portfolio analysis.
  • Supports investment due diligence for transactions, developments, portfolio evaluation and programs.
  • Strives to meet high quality standards and technical rigour, for QTC and the team.
  • Actively seeks opportunities to contribute to the group performance.
  • Collaborates with other team members.
Competencies
You will bring Financial, economic, industry and statistical analysis skills including:
  • Familiarity with sector issues and challenges including solid exposure to property development, investment, business cases or portfolio optimisation and investment approaches.
  • Demonstrates abilities in technical areas such as financial modelling, corporate finance, project finance, feasibility studies, development management or structuring.
  • Excellent report writing, financial analysis and modelling. Synthesises the right data independently, identifies solid insights and supporting evidence.
  • Ability to present findings and persuasive communication style backed with a structured evidence-based approach.
  • Financial, economic, industry and statistical analysis skills.
  • Research, reporting and analysis to a level suitable for presentation to stakeholders.
  • Tertiary qualification in finance, commerce, property, economics or similar disciplines.
  • Complementary education and career experience in property may also be considered eg. Town planning, construction management, corporate law, engineering alongside demonstrated, equivalent and relevant professional training in property and development-related competencies.
  • Minimum 3+ years post-graduate experience in roles that demonstrate overall competency with focus on commercial property, investment or development sector (NB: candidates may also have longer periods of experience).
  • Worked on commercial asset types and in property markets, investment or valuations eg. commercial real estate, development financing, banking or property consulting.
  • Experience in delivering modelling and presentations in a client-facing environment – Highly regarded.
